Area Variance recommendation in the matter of the application of Peter Blewett to vary the
strict application of Section 225-A5 Density Control Schedule for Front Yard Setback;
Minimum Open Area; and Section 225-69D, Non-conforming Buildings, Structures and
Uses, Extension or Expansion to expand the existing 24.5’ wide, ~12’ deep rear deck with an
additional 10’ of depth on the north side (for total depth of 22.1’) at the property addressed
as 8 Orchard Rd. in the Village of Skaneateles.

Chairman Hartnett called the matter of the application of 35 State Street at 8:16 pm.
Mr. Eggleston represented the applicant and introduced the application. Member Brace said, “So
basically all of the non-conforming conditions are created?” Mr Eggleston responded, “And all
we're doing is decreasing the open space by one-tenth of one percent.”
Member Giannino said, “I’ll make a motion to recommend to the ZBA to approve the
application of the attached plan dated February 9, 2026.” The motion was seconded by
Member Brace. Upon the unanimous vote of the members present in favor, the motion was
carried 4– 0.
The matter concluded at 8:18 pm.
