CITY OF STERLING HEIGHTS LOCAL DEVELOPMENT FINANCE AUTHORITY 586-446-2730 MINUTES OF THE MEETING February 16, 2011– 5:30 P.M. 40555 Utica Road, Sterling Heights, MI 48313 CITY CENTER – Council Chambers Approved John Lamerato called the meeting to order at 5:35 p.m. Pledge of Allegiance Members present at roll call: Stephan Cassin, David Corba, Lori Doughty, John Lamerato, Victor Martin (late), Casey Sobczak, Irene Spanos, David Wilson Members absent: Richard Kincaid, John Lettang, and Zac Zachary, excused Also in attendance: Luke Bonner, Economic Development Manager, Denice A. Gerstenberg, Public Services Manager, Rick Sanborn, Treasurer Motion to Approve the Agenda Moved by Wilson, supported by Sobczak, to approve the agenda as presented. Ayes: All Nays: None Motion carried. Motion to Approve the Minutes of Regular Meeting November 17, 2010 Moved by Cassin, supported by Wilson, to approve the Minutes as presented. Ayes: All Nays: None Motion carried. New Business Ms. Gerstenberg explained the lease agreement and shared the history of Brar Technoloy. Mr. Corba questioned if the standard leases are all one year. Ms. Gerstenberg replied, yes they will be for one year, in the hopes that after one year companies will move on, out into the community. Mr. Sobczak questioned the snow removal and salt for the building. Ms. Gerstenberg responded that we have a contract with a snow removal service that also provides salt application. Motion to Approve the Lease Agreement between Brar Technology Inc. and the Local Development Finance Authority (LDFA) Moved by Wilson, supported by Sobczak to approve the motion Ayes: All Nays: None Motion carried. Old Business Ms. Gerstenberg updated the board on everything that is happening with the Incubator. Mr. Corba asked what the leasable sq footage of the building is. Ms. Gerstenberg replied approximately 17,000 sq ft. Mr. Corba questioned if the Incubator was for defense related companies only. Ms. Gerstenberg stated that the focus was on defense, but that Advanced Manufacturing and Technology is also a focus. Gerstenberg, Public Services Manager, 586.446.2361 Executive Summary Attached for LDFA review is a March 1, 2011 – February 28, 2012 lease agreement between Brar Technology Inc and the LDFA. Brar Technology has signed the standard lease agreement that was approved by the LDFA at the November 17, 2010 LDFA meeting. Brar Technology Inc will be the first tenant client at the Macomb-OU Incubator. Tenant clients will have the advantage of interacting with other INCubator companies to exchange ideas, share common space and other service necessary for an operational business. Attached is also a copy of the sample Oakland University Macomb-OU Incubator Business Services Agreement that Brar Technology Inc. will also execute as a tenant client of the Macomb-OU Incubator. Started in 1993, Brar Technology Inc. provides engineering, research and development services in the areas of telecommunications and embedded software to the defense industry. The President, owner, and Sterling Heights resident, Mr. Gurdev S. Brar, became aware of the Macomb-OU Incubator while working with the Macomb County Small Business & Technology Development Center (SBTDC) to develop a business plan. Suggested Action: MOVED BY: SECONDED BY: RESOLVED, to Approve the Lease Agreement between Brar Technology Inc. & the Local Development Finance Authority (LDFA).
