Background and Analysis: The applicants have applied to demolish the house at 608 Central
Avenue. The house caught on fire in late February and is eighty percent damaged. The
insurance company has deemed the house a total loss. The homeowners are working with their
insurance company to determine the next steps for rebuilding but need the site cleared and
secured to move forward with a new build on the site.
This project will meet zoning requirements once approved and completed.

Requested Action: Build a detached two car garage

Background and Analysis: At the April 2nd BAR meeting this project was reviewed by the
board and they directed the applicant to come back at the next meeting and show architectural
plans of the garage. The pitch of the roof will be a 12:10 verses the 12:12 shown in the plans to
ensure the height limit is met for zoning, 18’ 6” tall. The two car garage will be located at the
back of their lot, approximately 10’ off the side and 10’ off the rear property lines. The overall
size of the garage is a two car garage- 24’ by 24’. A side door and slider window will be on the
right side and a window will be on the left side. The garage doors will be carriage style and in
the color black as seen in the attached pictures. The siding is Hardie Plank Select Cedarmill in
the color to match the house, Sail Cloth. The proposed roof material is metal standing seam and
in the color black. Lighting will be similar to the proposed picture, similar to a goose neck
pendant light. This project meets zoning requirements.
