Chair Pyne called the meeting to order at 7:00 PM.

ORAL COMMUNICATIONS
Chris Dooner expressed his concerns regarding the proposed projects on Duane
Avenue (PLNG-2023-0243) and Lawrence Expressway (PLNG-2023-0302). He
stated that while he is in support of additional housing, the loss of retail in the
subject areas will negatively impact traffic and create challenges for the neighboring
communities. He urged the Planning Commission to consider the inclusion or
retention of retail spaces for these proposed developments.

MOTION: Vice Chair Iglesias moved and Commissioner Davis seconded the motion

1. 24-0825 Approve Planning Commission Meeting Minutes of July 8, 2024
Approve Planning Commission Meeting Minutes of July 8, 2024 as submitted.
PUBLIC HEARINGS/GENERAL BUSINESS
2. 24-0827 Selection of Chair
Chair Pyne stated that, in his opinion, serving as Chair of the Planning Commission
for two years is sufficient, and a different Commissioner should take on the role next
year.
Chair Pyne opened the Public Hearing.
There were no public speakers for this agenda item.
Chair Pyne closed the Public Hearing.
Chair Pyne nominated Vice Chair Iglesias to serve as Chair of the Planning
Commission. Commissioner Davis seconded this nomination. Vice Chair Iglesias
confirmed that he is happy to assume this role.
MOTION: Chair Pyne moved and Commissioner Davis seconded the motion to
select Planning Commissioner Iglesias as Chair of the Planning Commission.
The motion carried by the following vote:

3. 24-0828 Selection of Vice Chair
Vice Chair Iglesias questioned whether any members of the Planning Commission
are interested in assuming the role of Vice Chair in the coming year. He added that
he may share his insights on what the role entails.
Commissioner Davis stated that he is interested in serving as Vice Chair of the
Planning Commission.
Chair Pyne opened the Public Hearing.

4. 24-0829 Selection of Seats
Planning Officer Shaunn Mendrin recommended that Commissioner Figone be

assigned the first seat from the right (when facing the dais from the podium) for
accessibility purposes.
Chair Pyne opened the Public Hearing.

The Planning Commissioners selected their preferred seats in order of seniority.
MOTION: Chair Pyne moved and Vice Chair Iglesias seconded the motion to select
seats for the coming year in the following order from left to right facing the dais from
the podium: Commissioner Sigura, Commissioner Serrone, Vice Chair Davis, Chair
Iglesias, Commissioner Pyne, Commissioner Shukla, Commissioner Figone.

Vice Chair Iglesias commended Chair Pyne on his service as Chair of the Planning
Commission.
Chair Pyne stated that Vice Chair Iglesias will do well as Chair of the Planning
Commission and recognized his helpfulness as Vice Chair of the Commission. He
added that he is looking forward to making motions when he is no longer Chair of
the Planning Commission.
-Staff Comments
Planning Officer Mendrin advised that the Planning Commission will transition to
paperless meeting packets with the use of Legislate. He stated that while tutorials
on Legislate will be shared with Commissioners, they may also call or email him with
any questions.

Chair Pyne adjourned the meeting at 7:24 PM.
