Olive Ave., Sunnyvale, CA 94086 CALL TO ORDER PUBLIC HEARINGS 14-0265 File #: 2014-7086 Location: 182 S. Murphy Avenue (APN: 209-06-028) Applicant / Owner: Aaron Simkin (applicant) / Liam Balfe, Des Nolan (owners) Proposed Project: SPECIAL DEVELOPMENT PERMIT to allow a technology innovation center with retail use and coffee service in Block 2 of the Downtown Specific Plan Reason for Permit: A Special Development Permit is required due to the proposed function of the use as a Business-Serving Place of Assembly during portions of operating hours Project Planner: Timothy Maier, (408) 730-7257, tmaier@sunnyvale.ca.gov Issues: Retail nature of business, compliance with Downtown Specific Plan, use as Business-Serving Place of Assembly Recommendation: Approve with conditions In attendance: Tim Perry and Aaron Simkin, Applicants; Pat Castillo, Consultant; James Hudson, Neighbor; Amber El-Hajj, Zoning Administrator; Tim Maier, Project Planner; Luis Uribe, Staff Office Assistant. Ms. Amber El-Hajj, Zoning Administrator, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing. Ms. El-Hajj announced the subject application. Tim Maier, Project Planner, presented the item and stated that the applicant proposes to locate a technology innovation/collaboration center. The establishment would allow for public access to high-speed Internet, equipment such as 3-D printers, a speaker series and a space for collaboration among technology-oriented professionals. They plan to sell user-created art and technology products, as well as coffee and incidental food items. The use City of Sunnyvale Page 1 Zoning Administrator Hearing Meeting Minutes March 12, 2014 would serve primarily as a collaboration space for small business incubation and a co-working place for technology oriented clientele. The proposed hours of operation are 6:00 a.m. to 11:00 p.m., 7 days a week. Staff recommends approval of the project with conditions. Ms. El-Hajj opened the public hearing. Aaron Sumkin, Applicant, stated that being in the heart of downtown Sunnyvale and considering the type of businesses in this location would make this a great fit. Especially since a lot of people from the tech industry visit this location often. Tim Perry, Applicant, was in agreement with Mr. Sumkin. James Hudson, Neighbor, stated that this is a great idea and would fit perfectly at this location. Mr. Hudson had some questions regarding the floor plan and coffee bar. Ms. El-Hajj closed the public hearing. The Zoning Administrator approved the application subject to the findings and conditions of approval located in the staff report. Ms. El-Hajj stated that the decision is final unless appealed to the Planning Commission with payment of the appeal fee within the 15-day appeal period.
