Olive Ave., Sunnyvale, CA 94086 CALL TO ORDER PUBLIC HEARINGS 14-0467 File #: 2013-7611 Location: 1473 Navarro Drive (APN: 313-14-021) Applicant / Owner: Architex Builders (applicant) / Jeff Gragg (owner) Proposed Project: USE PERMIT to allow an accessory detached garage of approximately 680 square feet and a DESIGN REVIEW to allow the conversion of a single car garage into living space. Reason for Permit: A Use Permit is required to allow the area of all accessory structures to exceed 450 square feet in size. A Design Review is required for the exterior changes related to the conversion of the one-car garage into habitable living space. Mr. Andrew Miner, Zoning Administrator, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing. Mr. Miner announced the subject application. Elise Lieberman, Project Planner, presented the item and stated that the applicant is seeking approval to build a new approximately 680 square foot detached garage and to convert their existing one car garage into habitable space. A Design Review is required for the garage conversion, the FAR and Lot Coverage are both under 45%. The detached garage will match the architecture of the existing house. Condition of approval BP-6 was added to ensure the plans met building code requirements for the attic area. Mr. Miner opened the public hearing. Messier Benitez, Designer, received and reviewed a copy of the staff report. The applicant had no questions or comments regarding the conditions of approval. Mr. Miner asked about paving the drive way, Mr. Benitez stated that the entire driveway will be paved. Mr. Miner closed the public hearing. Approved subject to the findings and conditions of approval located in the staff report. The Zoning Administrator added a condition in regards to paving the driveway. Mr. Miner stated that the decision is final unless appealed to the Planning Commission with payment of the appeal fee within the 15-day appeal period. ADJOURNMENT 2:05 P.M. City of Sunnyvale Page 2
