CALL TO ORDER
Andrew Miner, Zoning Administrator, called the meeting to order at 2:00 p.m.
PUBLIC HEARINGS
Andrew Miner, Zoning Administrator, on behalf of the Director of Community
Development, explained the format that would be observed during the public
hearing.

Location: 1425 Floyd Ave. (APNs: 309-17-041)
Applicant / Owner: Kikuchi + Kankel Design Group / Arvin and Priti I
Patel
Proposed Project:
USE PERMIT to allow a 712 square foot non-habitable
accessory structure in the rear yard of a single-family home.
Reason for Permit: A Use Permit is required for accessory structures
exceeding 450 square feet.

Recommendation: Approve with conditions
Mr. Miner announced the subject application
Noren Caliva, Associate Planner presented the staff report.
Mr. Miner opened the public hearing.
There were no speakers.
Mr. Mner closed the public hearing.
Mr. Miner approved the Use Permit subject to staff's recommendation; with the
findings and conditions of approval located in Alternative 1 of the staff report.

Mr. Miner stated that the decision is final unless appealed to the Planning
Commission with payment of the appeal fee within the 15-day appeal period
