Olive Ave., Sunnyvale, CA 94086 CALL TO ORDER Mr. Andrew Miner, Zoning Administrator, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing. PUBLIC HEARINGS File #: 2014-7801 Location: 248 E. Iowa Ave. (APN: 209-26-044) Applicant / Owner: Sigma Design & Drafting / Adrian Ridner Trustee Proposed Project: SPECIAL DEVELOPMENT PERMIT to allow a 28 square foot one-story kitchen addition resulting in a 3 foot 6 inch rear yard setback, where 20 feet minimum is required for a single-family home. Reason for Permit: A Special Development Permit is required to consider setback deviations for single-family homes within the Downtown Specific Plan. Project Planner: Gerri Caruso, (408) 730-7591, gcaruso@sunnyvale.ca.gov Issues: Rear yard setback Recommendation: Approve with conditions Mr. Andrew Miner, Zoning Administrator, on behalf of the Director of Community Development, explained the format that would be observed during the public hearing. Mr. Miner announced the subject application. Geri Caruso, Project Planner, presented the item and stated that no comments were received from interested parties. She also mentioned there are some substandard setbacks compared to the current code. Mr. Miner opened the public hearing. City of Sunnyvale Page 1 Zoning Administrator Hearing Meeting Minutes January 14, 2015 Archana Ridner, Applicant, received and reviewed a copy of the staff report and stated they are not adding any bedrooms as this is just a small addition to the kitchen and will not be visible from public view. Mr. Miner asked if the addition will be the same height as the rest of the building, the applicant confirmed that it will. Mr. Miner closed the public hearing. MOTION: Mr. Miner approved the application subject to the findings and conditions of approval located in the staff report. Mr. Miner stated that the decision is final unless appealed to the Planning Commission with payment of the appeal fee within the 15-day appeal period.
