City of Sunnyvale Meeting Minutes Zoning Administrator Hearing Wednesday, August 29, 2018 3:00 PM West Conference Room, City Hall, 456 W. Olive Ave., Sunnyvale, CA 94086 CALL TO ORDER Gerri Caruso, Zoning Administrator, called the meeting to order at 3:00 p.m. PUBLIC HEARINGS File #: 2017-8016 Location: 330 N. Mathilda Ave. (APN: 204-30-016) Applicant / Owner: Richard Beard Architects (applicant) / Peartree Apartments LLC (owner) Proposed Project: SPECIAL DEVELOPMENT PERMIT to allow site and building modifications that includes: demolition and replacement of an existing one-story clubhouse and outdoor pool and spa amenity area; removal and replacement of on-site trees, installation of 6-foot fencing and driveway gates for an existing 120-unit apartment complex. The request also includes following deviations: • Allow a 20-foot building to building setback where 23-feet is required. • Provide 18% parking lot landscaped where a minimum of 20% is required. Reason for Permit: A Special Development Permit is required for minor deviations to development standards. Project Planner: Cindy Hom, Associate Planner Issues: Setbacks, Parking, and Aesthetics Recommendation: Approve with conditions. Ms. Caruso inquired if Cindy Hom, project planner, had any comments or changes to the staff report. Ms. Hom stated there were no changes to the staff report, nor were there any comments from members of the public. Ms. Caruso opened the hearing to the applicants. City of Sunnyvale Page 1 Zoning Administrator Hearing Meeting Minutes August 29, 2018 Stephen Broadstone, applicant, proceeded to show postersboards of the clubhouse he had displayed prior to the start of the hearing. Mr. Broadstone stated the intent of the new clubhouse would be to create a better presence along Mathilda Avenue as well as enrich amenities for the local community. The amenities include a small gym, updated pool, and barbecue area. Ms. Caruso inquired with the applicants if they have read the staff report and if they had any questions or comments. Katherine Schwertner, applicant, stated Ms. Hom was able to address any issues regarding the project. Ms. Caruso opened the hearing to the public. Paul Munninghoff, neighbor, stated he bought a neighboring condo unit specifically to enjoy the bordering redwood trees along the rear of the Peartree property and inquired if the applicant would be eliminating them. Mr. Broadstone proceeded to show Mr. Munninghoff a map of the project site. He stated there were no current plans to remove the redwoods along the perimeter of the property. Ms.Caruso inquired if the applicant had any final statements. Ms. Schwertner stated they have tried to accommodate the privacy of the their own units by offsetting the gym windows. The area of the clubhouse with windows will be facing a wall with plans to add plants for additional privacy. Ms. Caruso closed the hearing.
