CALL TO ORDER
Noren Caliva-Lepe, Zoning Administrator, called the meeting to order at 3:00 p.m.
PUBLIC HEARINGS
Proposed Project:
VARIANCE: to allow a portion of a 75-square-foot front yard addition to
encroach 5 feet into the required 20-foot front yard setback, a new front
yard porch eave to encroach seven feet into the required 20-foot front
yard setback, and a 7-foot-wide bay window setback 13 feet from the
front property line, where 18 feet is required.
Location: 474 East McKinley Avenue (APN:209-22-027)

Ms. Caliva-Lepe inquired with Aastha Vashist, project planner, if there were
comments or changes to the staff report.
Ms. Vashist stated she did not receive any comments from members of the public
nor were there any changes to the staff report.
Carl Hekkert, applicant and owner of the property, stated he and his wife have lived
at their house for ten years. Mr. Hekkert stated he would like to respect the
neighborhood and add to the curb appeal of their home.
Seeing no members of the public present, Ms. Caliva-Lepe opened and closed the
hearing to the public.

Ms. Caliva-Lepe stated she agreed with the findings in the staff report. She stated
the changes proposed by the applicants are not uncommon in the surrounding
neighborhood and street, therefore there is no perceived negative impact in
approving this project.
ACTION: Approved subject to the findings and conditions of approval located in the
staff report.
ADJOURNMENT
Ms. Caliva-Lepe adjourned the hearing at 3: 03 p.m.
