City of Sunnyvale Meeting Minutes Zoning Administrator Hearing Wednesday, August 16, 2023 3:00 PM Teleconference: City Web Stream Public Participation Accessibility/Americans with Disabilities Act (ADA) Notice CALL TO ORDER George Schroeder, Zoning Administrator, called the meeting to order at 3:00 p.m. PUBLIC HEARINGS Proposed Project: SPECIAL DEVELOPMENT PERMIT: to allow a recreational and athletic facility (indoor baseball/softball training facility) within an existing shopping center. Location: 121 E. El Camino Real (APN: 211-01-044) File #: PLNG-2022-7800 Zoning: ECR-MU54 (El Camino Real - Mixed Use) Applicant / Owner: Adam Shorsher (applicant) / Lewis John S Trustee (owner) Environmental Review: Class 1 Categorical Exemption relieves this project from the California Environmental Quality Act (CEQA) provisions. Project Planner: Jeffrey Cucinotta, 408-730-7424, jcucinotta@sunnyvale.ca.gov Mr. Schroeder inquired with Jeffrey Cucinotta, Project Planner, if there were any additions to the staff report. Mr. Cucinotta noted that staff had received six additional emails from members of the public all in support of the proposal after the staff report was published. Otherwise, there were no changes or additions to the staff report. Mr. Schroeder reviewed the email included with the staff report along with the six additional emails. Mr. Schroeder inquired with the applicant if there were any additions or comments. City of Sunnyvale Page 1 Zoning Administrator Hearing Meeting Minutes August 16, 2023 Michael Dern, architect for the applicant, had no updates, but hoped they would be able to open the facility to the public soon. Mr. Schroeder opened the hearing to public comments. Steve Caroompas, member of the public, expressed support for the facility. Mr. Caroompas stated this state-of-the-art indoor baseball/softball facility is something Sunnyvale has needed as there are many Little League players that train outside of the city. This facility would help the city retain the revenue locally and also bolster the surrounding businesses. He noted that the facility is next to a Dick’s Sporting Goods, which would create a mutually beneficial ecosystem between the two businesses. Mr. Caroompas expressed he wished to take his players and son to the facility once it opened up. Mr. Schroeder inquired with Mr. Dern if he had any additional comments. Mr. Dern reiterated the points expressed by Mr. Caroompas. He noted there is no facility like this within a 15-20 minute radius. Mr. Dern noted this was a great opportunity to use this vacant space to give the community a place to exercise and train. He stated it would be a great opportunity and use of urban space. Mr. Dern expressed his approval as a parent of a child who plays softball as well. Mr. Schroeder closed the hearing the public comments. ACTION: Alternative 1. Approve the Special Development Permit with recommended findings in Attachment 2 and recommended conditions of approval in Attachment 3.
