CALL TO ORDER
The public hearing was paused due to technical difficulties.
George Schroeder, Zoning Administrator, called the meeting to order at 3:19 p.m.
PUBLIC HEARINGS
Proposed Project: Related applications on a 1.1-acre site:
TENTATIVE MAP to subdivide one lot into five condominium lots
and one common lot, and
USE PERMIT to allow office condominiums.
Location: 516 West Remington Drive (APN 202-04-004)

Zoning: R-2 (Low Medium Density Residential)
Applicant / Owner: John Ha / Remington Realty LLC
Environmental Review: Class 1 Categorical Exemption relieves this
project from the California Environmental Quality Act (CEQA) provisions.

Mr. Schroeder inquired with Cindy Hom, Project Planner, if there were any additions
to the staff report.
Ms. Hom stated that a few conditions of approval were omitted in error. The
conditions were summarized in Attachment 9 and listed in Attachment 8 as TM
10-12:
Conditions, Covenants and Restrictions (CC&Rs), Creation of a Property Owner’s
Association, and Transfer to a Property Owner’s Association. Ms. Hom stated that
these were standard requirements for condominium ownership.
Mr. Schroeder inquired with the applicant if they had any updates or comments.

John Ha, applicant, stated his party was aware of the conditions of approval and
had no objections.
Mr. Schroeder inquired with Mr. Ha why the condominiums were proposed.
Mr. Ha stated the owners preferred condominiums due to ownership of the property
rather than dealing with rentals and rental agreements.
Mr. Schroder stated that he wished for the current transparent trash enclosure gate
doors to be replaced by solid gates or doors so that the trash bins would not be
visible from the street.
Mr. Ha agreed with the condition of changing the trash enclosure gates.
Mr. Schroeder opened the hearing to public comments.
No members of the public wished to speak on this item.
Mr. Schroeder closed the hearing to public comments.
ACTION: Alternative 2. Approve the Use Permit and Tentative Parcel Map with
modifications.
Add conditions of approval TM-10 Conditions, Covenants, and Restrictions
(CC&Rs), TM-11 POA Creation, and TM-12 POA Transfer as provided by staff in
the memo to the Zoning Administrator on December 11, 2024.
Modify BP-6 to add BP-6h to read, “Recycling and Solid Waste Enclosure gate
doors shall be replaced with a solid metal material to screen the bins inside.”
ADJOURNMENT
Mr. Schroeder adjourned the hearing at 3:28 p.m.

Recommendation: Alternative 1. Approve the Use Permit and Tentative l Map
based upon the Findings and subject to the recommended
Conditions of Approval in Attachment 4.
The project can be supported by staff because the
configuration of condominium units will not impact the density,
use, circulation, or other development standards. The
condominium subdivision provides existing tenants or new
business with opportunity for individual ownership. As the
proposed, the project will improve the site with upgrades to
the parking lot, site landscaping, and building fa�ade.
