Land Use and Comprehensive Plan Analysis: The Tea 2050 Comprehensive Plan supports this rezoning request, as the subject property is designated as Community Commercial. The property has historically been used for commercial purposes, and the proposed rezoning would align the zoning district with the existing land use. Recommendation: Because the subject application is consistent with the intent of the comprehensive plan, staff recommends approval of this rezone.
