June 1, 2026 - Regular Meeting  Regular Planning Commission Meeting Monday, June 1, 2026 Philip T. Glennon Center – Council Chambers 15077 Molokai Drive, Tega Cay, SC Commission members Present: Chair Alice Dobleske, George Weightman, Mark Reeher, Sherry Strohl, and Michael Wilhelm. A quorum was present. Commission members Absent: James Wall and Thomas Gilanyi Staff Present: Nick Cauthen, Development Services Director, Theo Markarov, Planner I The public and media were duly notified of the date, time and place of the meeting. The meeting was called to order at 6:30 P.M. by Chair Dobleske. ITEM 1 PUBLIC COMMENTS Nicole VonAlven spoke on behalf of Tega Cay run club to advocate for a community track which could host a youth track league, run clubs for all ages, and be an asset to the community at large. She stated the topography of Tega Cay can make it difficult for certain skill levels to have an opportunity to get adequate exercise and a flat track also provides a unique opportunity for training and meets that is not currently available in the City. ITEM 2 APPROVAL OF MINUTES A. The Regular Planning Commission Meeting minutes of May 4, 2026, were submitted for approval. MOTION Mr. Wilhelm motioned to approve the Regular Planning Commission Meeting minutes, seconded by Ms. Strohl and approved unanimously. ITEM 3 UNFINISHED BUSINESS A. Comprehensive Plan Implementation Discussion Staff provided background information on the development of cottage courts in different parts of the country, highlighting site layout, parking, and preserved green space areas. Staff also noted the use of zoning tools such as common front setbacks, front yard landscaping requirements, and maximum lot sizes in order to achieve beautification goals. Chair Dobleske shared the importance of naming and monuments across the different areas of the peninsula. She stated a holistic approach was important for place making and staff agreed sharing the overlay potentially could be titled after an agreed upon name. Ms. Strohl shared details relating to village style housing which are smaller detached homes that may be a viable option for this area of the City. ITEM 4 STAFF COMMENTS No comments. ITEM 5 COUNCIL COMMENTS Council Member Carter thanked the Commission for their discussion, liked the naming ideas, and recommended the Commission continue focus on the text requirements before Council consideration. Council Member Jones encouraged everyone to walk the Catamaran neighborhood area to get a better sense of the topography. ITEM 6 COMMISSIONER’S COMMENTS Commissioner Reeher encouraged everyone to walk the Catamaran area and shared that many of the homes are in very poor condition. Commissioner Strohl stated she loved the community track idea that was shared during public comments. Chair Dobleske stated how important the use of language is to better identify a given area, particularly areas in historic Tega Cay.  Tega Cay Regular Planning Commission Meeting June 1, 2026 Page | 2 ITEM 7 ADJOURNMENT MOTION There being no further business, Commissioner Strohl made a motion to adjourn the meeting, seconded by Commissioner Wilhelm and approved unanimously. A key implementation item is the Marina Overlay District Beautification Overlay, which was a prominent topic during plan development. Attached are maps of the area and the corresponding graphic from the Comprehensive Plan summarizing key findings. Over the coming months, staff will work with the Planning Commission to refine specific recommendations and develop proposed zoning code language for City Council consideration, consistent with the Plan’s direction.
