MINUTES OF MEETING INDIAN HILL PLANNING COMMISSION March 12, 2025 The regular meeting of the Indian Hill Planning Commission was held on March 12, 2025 at 7:00 p.m. in Council Chambers of the Village Administration building. Members Present: Rita Stolper Shayne Manning Barrett Tullis Don McGraw Robert Schilling, Planning Commission alternate Members Absent: Joseph Rhodenbaugh Officials Present: Jonathan West, Assistant City Manager Visitors Present: Shree Pragada, 4555 Walton Creek Road Mrs. Stolper asks for anyone planning to speak this evening to please stand, raise their right hand, and be sworn in prior to presentation of the case. Item Number 1: Minutes from the February 19, 2025 Indian Hill Planning Commission meeting: Mr. McGraw made a motion to approve the minutes. Mr. Tullis seconded, and the motion was approved by a unanimous voice vote. Item Number 2: Case #25-002: Anamika Padavala is requesting a six-month extension to the variance approved on June 21, 2023 (PC Case No. 23-007) and six- month extension and revisions approved on July 17, 2024 (PC Case No. 24-007). A second six-month extension is being requested to complete a new septic system design and to receive a building permit for the improvements to the existing non-conforming home on a non-conforming lot at 4555 Walton Creek Road. Mr. Shree Pragada, with Mana & Lila, LLC, comes before the Commission and states that after applying for a building permit, Hamilton County Health Department informed them that a new septic system would be required in order for the building permit to be issued. Mr. Pragada states that Evans Landscaping has completed the abandonment of the old septic system, and they have contracted with Cindaco Design for the new household sewage treatment system. Village of Indian Hill Minutes of Planning Commission Meeting March 12, 2025 Page 2 Staff Report: Mr. West states that Section 101.57 of the Indian Hill Zoning Ordinance allows the Commission, for good cause, to grant a maximum of two six-month extensions upon written application by the property owner, which has been received. No changes to the architectural plans previously approved by the Planning Commission have been made. This is just a request for a second six-month extension to complete the new septic system design and receive a building permit. Mr. Manning inquires about the type of septic system and asks if there is enough room for both the septic field and system in the area indicated. Mr. West replies that they are in the process of getting approval for a discharging septic system because there’s not enough room for an onsite system. After brief discussion, Mr. McGraw made a motion to approve the request. Mr. Tullis seconded, and the motion was approved by a unanimous roll call vote with all voting in favor of approval. There being no further business to come before the Commission, Mr. Manning made a motion to adjourn. Mr. Tullis seconded, and the motion was approved by a unanimous voice vote.
