Michigan Ave. Three Rivers, MI 49093 49093 The Housing Development Corporation of the City of Three Rivers was called to order on Monday, March 17, 2025, at 8:36 AM, in the Commission Chambers at 333 W. Michigan Ave. Three Rivers, MI 49093, with the following members present: PRESENT: President Tony Mayer, Board Member Heather Martell, Board Member Vernis Mims, City Clerk Leslie Wilson, and St. Joseph County Housing Coordinator Clayton Lyczynski EXCUSED: Vice President Richard Bovee and Director of Finance/Administration Bobbi Schoon 1 CALL TO ORDER 2 ROLL CALL 3 APPROVAL OF THE AGENDA a) Approval of the Agenda St. Joseph County Housing Coordinator Clayton Lyczynski made a motion to approve the agenda, as presented Board Member Vernis Mims seconded the motion. Carried unanimously. 4 APPROVAL OF MINUTES a) Approval of the Minutes St. Joseph County Housing Coordinator Clayton Lyczynski made a motion to approve the minutes, as presented Board Member Vernis Mims seconded the motion. Carried unanimously. 5 PUBLIC HEARINGS 6 GENERAL COMMENTS a) Wendy Shank introduced herself to the board. 7 BUSINESS a) 614 Walnut St. Update *Tony Mayer arrives at 8:41 a.m. Page 2 of 23  Tony Mayer provided an update on 614 Walnut St. and stated that Lee Cornish intends to be done in May 2025 and is no longer planning on raising the ceilings upstairs but had raised the ceilings in the garage. b) 650 Spring St. Update Leslie Wilson provided an update of the status of the property. The date for the open house was set for March 27th from 1-3 p.m. Board Member Vernis Mims made a motion to post 650 Spring St. for bids with a $5,000 minimum bid. Bids due by 2 p.m. on Tuesday, April 15, 2025. St. Joseph County Housing Coordinator Clayton Lyczynski seconded the motion. Carried unanimously. Board Member Vernis Mims made a motion to schedule a special meeting on April 21st at 8:30 a.m. to review bids for 650 Spring St. and review quote for 505 Pleasant St. St. Joseph County Housing Coordinator Clayton Lyczynski seconded the motion. Carried unanimously. c) 505 Pleasant St. Update Leslie Wilson shared an update on the property and state she would get a quote for demo and for getting the sewer connected to the main on S. Main St. Heather Martell would go out and look at the property before the next meeting and so would Tony Mayer to get estimates on worth and development estimates. Clayton Lyczynski would reach out to the State about acquiring the property located directly behind 505 Pleasant St. *Clayton Lyczynski leaves at 9:28 a.m. 8 ADJOURNMENT a) Board Member Vernis Mims made a motion to adjourn at 9:38 a.m. Board Member Heather Martell seconded the motion.
