The meeting was called to order at 7:07 PM by Mr. Baum. The Open Public Meetings Act
was announced and a quorum was verified.

Mr. James Maley, the City of Trenton’s Redevelopment Attorney, introduced the matter
tonight, and the purpose of having a City designation of ‘Area in Need of Rehabilitation’.
He noted that because te City now has this designation,on it is now time to adopt a plan for
this designation. The plan proposed is to have all of the existing Zoning Ordinances to
stand as the plan for the City’s Rehabilitation Area. He presented examples to the Board of
what projects can be done more simply and in an easier manner with this designation and
plan in place. He described the difference in testimony that will need to be done when
cases are heard. The Board needs to assess if this plan is consistent with the Master Plan
and to make a recommendation to the governing body on adopting the plan described this
evening.
Mr. Baum asked if there was anyone from the Public who wanted to speak to the plan
under review this evening. With no answer from the gallery the following vote was set
forth:
The Planning Board recommends to the City Council that they adopt a Resolution that the
submitted plan for the Rehabilitation of the City is consistent with the Master Plan

Mr. Herbert announced that the matter of 312 Church Street will be heard at 7PM on May
22, 2025 and new notice will be required.
