Ms. McClendon opened the hearing at 7:05pm. Mr. Thomas Hall read the Open Public Meetings
Act statement and a quorum was verified.
Mr. McGill indicated that all matters tonight are Use Variances, which require 5 favorable votes
in order to pass. He noted that because there are only 6 Zoning Board Members present the
Applicant can ask for their matter to be carried to a future date when more Board Members
might be present to hear the matter in order to have a better chance of getting 5 affirmative
votes.

Appeal by Applicant/Owner Maymay Properties LLC. 536 Lalor Street Trenton New Jersey 08618, The Applicant
proposes to change the use of the existing building (former warehouse) to a retail use and to provide additional off-
street parking. The site is comprised of three existing buildings: residential, warehouse and a bar/restaurant.
Additional parking, improved access, sidewalk, and landscaping are proposed for the retail lots. A new dumpster and
concrete pad are proposed for the existing restaurant. Requesting exception to Chapter 315-96 Use with any/all Bulk
Requirements 315-99 thru 100 Parking if applicable
The Applicant requested the matter be carried to the June 21, 2023 Public Hearing. The
applicant waived the time requirement for the Board to act on this matter. Their Planner was not
available and they would like to present their application to seven Board members.

Appeal by Attorney Jason R Tuvel Esq of Prime & Tuvel Attorneys at Law 1 University Plaza Drive Suite 500,
Hackensack, NJ 07601 on behalf of the Owner and Applicant 40 Cuyler LLC to convert the vacant school building
into a multi-family residential building. The applicant has elected to bifurcate the application and obtain “D” and “C”
variance approval first in lieu of submitting a unitary application for preliminary and final major site plan approval.
Requesting exception to Chapter 315-96 (Permitted Use in Residential B Zone) any/all Bulk Requirements (315-99
thru 100 Parking) if applicable.

Appeal by Attorney Dwaine Williamson Esq of The Williamson Law Firm, LLC 354 S Broad Street Suite #104,
Trenton New Jersey 08608 on behalf of the Owner and Applicant Korah lawrence to convert the vacant and
dilapidated existing structure into a three-family residential rental dwelling unit. Requesting exception to Chapter 315-
96, Permitted Use in Residential B Zone with relief from Bulk Requirements regarding Minimum Net Habitable Area
per Unit and Parking (315-99 thru 100 Parking), all other conditions are pre-existing.
The Applicant requested, via letter, that their matter be carried to the July 19, 2023 Public
Hearing. He sent a letter to the Zoning Board requesting the adjournment. The applicant waived
the time requirement for the Board to act on this matter.

It was recommended that the Zoning Board return to in-person hearings in either August or
September. The Board decided to return in September. Ms. McClendon reminded all Board
members to remember to submit their financial disclosure forms if they did not turn them in by
yesterday’s deadline. Ms. McClendon will send out the name of the person who is collecting
these documents for those who did not receive notification of the need to complete the form.
