WALDWICK PLANNING BOARD June 5, 2024 The Formal Session of the Waldwick Planning Board was held on Wednesday, June 5, 2024 at 7:30 p.m. and was called to order by Chair, Adele Badalamenti, who made the announcement of adequate notice of all meetings. ROLL CALL: Ms. Badalamenti present Mr. Mysliwiec present Mayor Giordano present Mr. Oravetz absent Mr. Schatz present Mr. Posillico present Mr. Ramundo present Mr. Panfile present Mr. Cabibo present Mr. Vervoort absent Mr. Kowalski present Also Present: Cliff Singer, Board Attorney Joyce Sinclair, Board Secretary GREETINGS TO THE PUBLIC: No one appeared. APROVAL OF MINUTES: A motion was made for the approval of the Minutes of May 1, 2024 by Mr. Ramundo and seconded by Mr. Kowalski. A unanimous vote was taken. The Minutes were approved as submitted. RESOLUTION: NELLIE’S PLACE 9, 11a, 11b Franklin Turnpike 24-1 and Franklin Turnpike Rear Antimo Del Vecchio, Esq. Site Plan RESOLUTION A motion for approval of the Resolution was made by Mr. Schatz and seconded by Mr. Kowalski. A unanimous vote was taken. Mr. Ramundo, Mayor Giordano and Mr. Mysliwiec abstained. OLD BUSINESS: -Mr. Mysliwiec noted that an Applicant would like to switch from a business use to an apartment use at 19 W. Prospect Street. Downstairs is a Karate studio and upstairs used to be a real estate office. The owner of the property would like to convert the space to an apartment. 1 Mr. Mysliwiec questioned whether it should be a site plan tenant review application and if it should come to the Planning Board. As it is a mixed use and permitted in a C-1 zone, he was advised that it should stay at the Planning Board. It is not a use variance and it is a permitted use. The Applicant will be advised to submit a site plan tenant review application. -Mr. Mysliwiec noted he had a phone call asking about the 6 Monroe Street subdivision and whether the lots can be purchased as one or do they have to be sold in its entirety. Mr. Singer noted he does not see why they cannot be sold individually, but they will not have a road access. Mr. Mysliwiec questioned if they purchase one lot would that owner be required to do the street. It was noted that if the deed is not perfected, all they can do is buy the entire tract. Mr. Singer will check with Mr. Whitaker to see if the deed has been perfected. NEW BUSINESS: None ADJOURNMENT: A motion was made for adjournment by Mr. Kowalski and seconded by Mr. Ramundo at 7:52 p.m. Joyce C. Sinclair, Secretary 2
