WALDWICK ZONING BOARD OF ADJUSTMENT
FORMAL SESSION
August 28, 2024
The Formal Session of the Waldwick Zoning Board of Adjustment was held on
Wednesday, August 28, 2024 at 8:00 p.m. and was called to order by Jesus Mones,
Chairman, who made the announcement of adequate notice of all meetings.

APPROVAL OF MINUTES:
A motion was made by Mr. Sanzo and seconded by Ms. Luppino for the approval of the
Minutes of July 24, 2024. A unanimous vote was taken. The Minutes were approved as
submitted.

RESOLUTION
A motion for approval was made by Mr. Sanzo and seconded by Ms. Luppino. A
unanimous vote was taken. Mr. Nieman abstained. The Resolution was approved.

RESOLUTION
A motion for approval was made by Mr. Sanzo and seconded by Ms. Luppino. A
unanimous vote was taken. Mr. Nieman abstained. The Resolution was approved.

New Single Family Dwelling
NEW APPLICATION
Tomasz Bona, Architect, Wood Ridge, appeared before the Board. Borce Martinoski,
Esq., Hackensack, representing My House Developers LLC, owner of the property,
appeared before the Board.
Mr. Bona noted that the undersized lot is in need of side yard and lot ratio variances. A
single family home is proposed. The first and second floors were described. It will be a
29 ft. wide house with four bedrooms. The side yard is 11 ft and 15 ft is required. The
proposed home is in keeping with the neighborhood. The floor area ratio is slightly over
the required due to the lot size and trying to get in some normal size rooms. There is no
basement and there is enough room for three vehicles on the site.
Mr. Wekarski questioned whether the house could be in compliance with the floor ratio if
reduced in size by one or two feet. Mr. Bona noted that it would need to be reduced
further than that to reduce the FAR. Mr. Wekarksi questioned whether thought was given
to making it a three bedroom house, and it was noted that the home will be occupied by
the client so is based on need. The lot is currently vacant.
Mr. Mysliwiec noted that the bedrooms are 9’ x 12’ and that two bedrooms would have
to be given up in order to gain FAR compliance. If the lot size were 75 ft., a variance
would not be needed. Mr. Mysliwiec noted that the neighborhood is a mix of two-family
homes, single family homes, commercial, and train station.
Theresa Glavin, 30 Zazzetti Street, appeared before the Board. Her home is in between
the two proposed homes. She expressed concern with the closeness of the side yard to
her property.
There was no one further to address this application.
The Board noted that this is an undersized lot and the proposal will be an improvement to
the area. A motion for approval was made by Mr. Sanzo and seconded by Ms..Luppino.
A unanimous vote was taken. The Application was approved.

MARTINOSKI 6 Clinton Place
24-P Block 130, Lot 4
New Single Family Dwelling
NEW APPLICATION
Borce Martinowski, Esq., appeared before the Board. Tomasz Bona, Architect, appeared
before the Board. Mr. Martinowski is representing My House Developers, LLC. Mr.
Bona noted the variances needed for side yard and lot ratio. They are in compliance with
all other requirements. The proposed home is similar in style to homes on Zazzetti
Street. Mr. Mysliwiec noted this to be a corner lot and the primary front and second front
is Clinton. The secondary front should be 17 ½ ft and proposed is 11 ft. The floor area
ratio is over 40%. It is an undersized lot. It is the same style house proposed as the
Clinton Street home. The side of the house faces Clinton. No basement is proposed.
Mr.Centineo suggested that a differentiation of the homes be considered so that the two
homes are not cookie cutter.
There was no one in the audience to address this application.
Mr. Nieman questioned drainage and Mr. Mysliweic noted that this would be part of the
building permit process. The engineer will be reviewing when the soil moving permit is
applied for.
The Board noted that it is an undersized lot and were in favor of the application. A
motion for approval was made by Mr. Sanzo and seconded by Ms. Luppino. A
unanimous vote was taken. The Application was approved.
