WALDWICK ZONING BOARD OF ADJUSTMENT FORMAL SESSION December 11, 2024 The Formal Session of the Waldwick Zoning Board of Adjustment was held on Wednesday, December 11, 2024 at 8:00 p.m. and was called to order by Vice Chairman, Brian Walsh, who made the announcement of adequate notice of all meetings. ROLL CALL: Mr. Mones absent Mr. Nieman present Mr. Walsh present Ms. Luppino present Mr. Wekarski present Mr. Centineo present Mr. Sanzo present Mr. Cericola present Also Present: Cliff Singer, Board Attorney Joyce Sinclair, Board Secretary Joe Mysliwiec, Zoning Officer GREETINGS TO THE PUBLIC: No one appeared. APPROVAL OF MINUTES: A motion was made by Mr. Sanzo and seconded by Ms. Luppino for the approval of the Minutes of November 13, 2024. A unanimous vote was taken. The Minutes were approved as submitted. RESOLUTIONS: DIRECTOR 26 Stuart Street 24-Q Block 72.04, Lot 50 Install 6’ Fence on Corner Lot RESOLUTION MCNAMARA 19 Gerard Drive 24-R Block 162.08, Lot 7 2nd Story Add-a-Level & Dormer RESOLUTION A motion was made for the approval of the Resolutions by Mr. Sanzo and seconded by Mr. Cericola. A unanimous vote was taken. The Resolutions were approved. 1 APPLICATIONS: ROGOFF 63 E. Prospect Street 24-T Block 20, Lot 25 Detached Garage Extension NEW APPLICATION Jeffrey Rogoff and Wendy Klein appeared before the board. Mr. Mysliwiec noted that they propose a detached garage extension and are seeking an existing variance. The Code requires an accessory building to be ten feet, they are currently at 3.6'. With the extension they will require a lot coverage variance; 40% is required and 43.3% is proposed. The existing garage will be extended ten feet. Mr. Rogoff noted that they have lived here since 2004 and have two cars with a one car garage. Their son is now of driving age and they will need space for another car. They are unable to park on East Prospect Street, so do not have street parking available. The garage suffered damage during the storm and the garage needs to be repaired anyway so this is a good time to do this work. The driveway is 70' long. Ms. Luppino questioned whether the driveway be extended as well and it was noted that just the tip will be. Joe re-calculated the lot coverage and the new amount will be 43.7%. Mr. Nieman questioned whether the garage door would be one large one or two small. The Applicant is not sure at this time, but thinks probably two. It will be more economically feasible to keep the one they have and add another noted Mr. Myslywiec. Mr. Cericola questioned if the external wall will come down and it was noted that it will. Mr. Wekarski questioned the flat roof. Mr. Mysliwiec noted that a corrected plan will be submitted to the Building Department showing a pitch to the roof and the two doors. There was no one in the audience to address this Application. It was noted that this is a hardship variance and the Application will be noted to reflect same. The Board members were in favor of this Application and felt it would increase safety and be beneficial. A motion for approval was made by Mr. Sanzo and seconded by Ms. Lupino. The Application was approved. 2 NEW BUSINESS: A motion was made and seconded to approve the appointment of Cliff Singer, Esq. as interim Board Attorney.
