ON THE FOLLOWING: Case #: 2025-28. Petitioner/ Owner: Hall Street Partners, LLC. Nature Of Appeal/Petition: Amend Prior Decision. Subject Matter: The Petitioner is renovating the existing building thereon into twenty residential units. The Petitioner proposes to amend the approved site plans to reflect the abutter’s encroachment onto the property for its driveway and parking area. The Petitioner intends to convey an easement to the abutter for its existing driveway and parking area. Location And Zoning District: 61 Hall Street f/k/a 51 Hall Street; Residence C Zoning District. Provisions Of Zoning Ordinance Involved: §7.2. Specific Relief Sought: In the Notice of Decision decided on November 15, 2022, the Zoning Board of Appeals granted certain zoning relief for the locus property at 51 Hall Street, now known as 61 Hall Street. The granting of the variances and the decision rendered therein was granted and conditioned on the site plans filed therein. The Petitioner now seeks to amend so much of the Decision decided on November 15, 2022 so that construction and use of the locus shall conform to the Site Plans filed herewith. The new site plans show the easement area to be granted to the abutter of 637.42 square feet to allow abutter to use and maintain its existing driveway and parking area. No changes are proposed to the structure or the proposed parking areas.
