ON THE FOLLOWING: Case #: 2025-31. Petitioner: Robert A. Kaitz, Trustee. Owner: SAM-EJ Realty Trust. Nature Of Appeal/Petition: Variance. Subject Matter: The Petitioner proposes to construct, use and maintain a Multifamily residence with four (4) residential units at 20 Williams Street. Location And Zoning District: 20 Williams Street; Residence C Zoning District. Provisions Of Zoning Ordinance Involved: §4.11 and §4.12. Specific Relief Sought: 1. Variance. § 4.11 states that lots in a Residence C Zoning District shall have a side yard setback of 10 feet. Here, there the proposed south side yard setback shall be 6.5 feet. 2. Variance. § 4.12, Footnote 12, provides that consistent with higher floor area ratios allowed by special permit, the City Council, when issuing a special permit for intensity of use, may allow for an increased number of units per acres up to 18 units per acre in the Residence C Zoning District. Here the Petitioner proposes to increase the number of units to 27 units per acre which results in four (4) residential units at the locus.
