PLAN COMMISSION
MINUTES
A regular meeting of the Waunakee Plan Commission was held Monday October 28, 2013, at the
Waunakee Village Hall, 500 W. Main Street, Waunakee, WI.
CALL TO ORDER
Mr. Laubmeier called the meeting to order at 7:36 p.m.
ROLL CALL
Members Present: John Laubmeier, Gary Herzberg, Mark McGuire, and Bill Pellino.
Members Absent: Pat McGowan, Tom Liebe and Steve Kraus.
Also Present: Kevin Even, Tracy Meinholz, Mike King, Roberta Baumann, Richard & Beth
Hellenbrand, Elaine Laufenberg, Mary Lochmann, John Johnson, James & Ruth Borg, Dennis & Janis
Barman, Sil Maly, Bryan Sipple, Russell Schlagn, Gerald & Rosemary Marsden, Carolyn Morrow,
Sharla Wood, Donna West, Jim Ableidinger, Susie Waldner, Robert & Barbara Dau.
APPROVAL OF MINUTES
Motion Herzberg, second Pellino, to approve the minutes from the September 23, 2013 meeting. Motion
carried. 4-0.
PUBLIC COMMENT
None
NEW BUSINESS DISCUSSSION/ACTION
DISCUSS & TAKE ACTION ON RICHARD HELLENBRAND CSM AT 5827 TIERNEY DRIVE
Mr. Even explained that the applicant approached him prior to the meeting to requesting to move the lot
line between lots 2 & 3 twelve feet to even out the lots. Mr. Even had no objection. The CSM will need
to be revised before going before the Village Board for final approval.

Motion Pellino, second McGuire, to recommend approval of the Hellenbrand CSM to the Village Board
as recommended by staff. Motion carried 4-0.
DISCUSSION / ACTION ON SIGN PERMIT FOR CLASSIC CUSTOM HOMES AT 401 N.
CENTURY AVENUE
Public Hearing opened at 7:41 p.m. There were no comments from the public. The Public Hearing was
closed at 7:44 p.m.
Motion McGuire, second Pellino, to approve the signage with the following conditions:
1. Granting of an exception for signage in the A-1 zoning, with the sign requirements meeting
dimensional requirements of Section 106-963
2. Removal of the roof (wall) sign
3. Approval of two single ground mounted signs on either side of driveway
4. Sign orientation perpendicular to the highway
5. Signs shall be illuminated by ground lighting
6. Meet the vision triangle needs and be located outside ROW and easements
Motion carried 4-0.
PUBLIC HEARING & DISCUSSION / ACTION ON A REZONE REQUEST BY FIRST BAPTIST
CHURCH AT 300 W. MAIN STREET
Public Hearing opened at 7:49 p.m. Russ Schlager, Elaine Laufenberg, & Sil Maly spoke in opposition
of the noise, and parking/traffic issues. Mr. Mendoza spoke in favor of the proposed daycare. The
daycare owner also spoke. The public hearing was closed at 8:20 p.m.
Commission members asked the applicants to work with the neighborhood on the issues. No action
taken at this time.

Motion Herzberg, second McGuire, to adjourn the meeting at 8:22 p.m. Motion carried.
