PLAN COMMISSION
MINUTES
A regular meeting of the Waunakee Plan Commission was held Monday September 14, 2015, at the
Waunakee Village Hall, 500 W. Main Street, Waunakee, WI.
CALL TO ORDER
Meeting called to order a 7:00 p.m.
ROLL CALL
Members Present: Chris Zellner, Steve Kraus, Gary Herzberg, Pat McGowan, Mark McGuire, Brad
Zeman.
Members Absent: Bill Pellino.
Also Present: Kevin Even, Tracy Meinholz, Ed Freer, Jessica Vaughn, Susan Gardner, Chris Richards, Jim
Douglas, Roberta Baumann.
APPROVAL OF MINUTES
Motion Kraus, second McGuire, to approve the minutes from the August 10, 2015 meeting. Motion carried.

None
NEW BUSINESS
Discussion / Recommendation of Comprehensive Plan Amendment Request for Proposals and
Timeline
After a presentation by consultant Jessica Vaughn, and discussion of specific expectations during the
process, motion McGowan, second Zeman, to authorize staff to proceed with the Comprehensive Plan
Amendment RFP process. Motion carried, 6-0.
Discuss and Take Action on Storage Shop USA Conditional Use Permit Violations
After discussion of history on the project and questions to the applicant Plan Commissioners gave 2 weeks
to clean up remaining items on the property.
Discuss and Take Action on Signage Plan for 114 E. Main Street
Chris Richards presented the proposed signage plan. Motion Kraus, second McGowan, to authorize staff to
approve individual signage for buildings consistent with the attached guidelines. Motion carried 6-0.

Initial Consultation for Proposed Use at 111 W. Main Street
Susan Gardner presented plans to operate her Art Party Place business at 111 W. Main Street. Motion McGuire,
second Zeman, to find that the proposed use is similar to a Hotel/Bed & Breakfast and they be required to seek a
Conditional Use for the proposed use. Motion carried 6-0. Applicant directed to work with Staff and Building
Inspector on requirements for approval.
Discussion of Temporary “Sail Banner” signage issues
Commission members directed staff to draft language limiting the number and duration of the signs and require
permits for them.
JPC UPDATE
The September JPC meeting was cancelled.

Motion Herzberg, second McGuire, to adjourn the meeting at 8:06 p.m. Motion carried.
