VILLAGE OF WAUNAKEE PLAN COMMISSION MEETING 500 W. Main Street November 8, 2021, 5:30 PM Meeting Minutes CALL TO ORDER Mr. Zellner called the meeting to order at 5:30 p.m. ROLL CALL: Present: Chris Zellner, Gary Herzberg, Brian Wallace, Chris Thomas, Absent: Phil Willems, Kevin Phelps, Brian Malich Also Present: Tim Semmann, Tracy Meinholz, Anthony Dunn, Shana Dunn, Mary Heimbecker, Nila Frye, Sam Kaufmann MINUTES 1 October 11, 2021 Motion Thomas, second Herzberg, to approve the minutes from the October 11, 2021, Plan Commission meetings. PUBLIC COMMENT None NEW BUSINESS 1 Discussion/Recommendation on a Request by Heritage Hills LLC for Expansion of the Urban Service Area for the Eastern Portion of the Heritage Hills Plat (Item for Recommendation to Village Board) The applicant is seeking an amendment to the Village’s Urban Service Area to enable extension of public water and sewer service to the eastern portion of the Heritage Hills Plat. This request is consistent with the Waunakee/Westport Comprehensive Plan. The Village is being asked to submit this application to the Capital Area Regional Plan Commission (CARPC); staff is working with the applicant to revise the document to ensure technical accuracy prior to making the formal submittal to CARPC. Motion Herzberg, second Wallace, to recommend approval fo the USA amendment to the Village Board. Motion carried. 2 Discuss and Take Action on Proposed Site Plan for a Commercial Addition to 207 W. Main Street (Item for Final Action of Plan Commission) West and Dunn law offices, currently located at 114 E. Main Street, are planning to renovate the existing residential property at 207 W. Main Street to accommodate their expanding operations. The renovation would include conversion of the interior to office space, removal of the existing detached accessory structures and portion of the existing structure, and the addition of new attached office space and parking (seven stalls) on the north side of the building. The property is currently zoned C-1D, which allows for this type of commercial use. Motion Zellner, second Thomas, to approve the site plan with the condition that all staff comments are resolved to the satisfaction of the Community Development Director and Village Engineer. Motion carried. 1  WAUNAKEE/WESTPORT JOINT PLAN COMMISSION UPATE 1 JPC Agenda November 9, 2021 Staff gave an update on the agenda items for the JPC meeting. Members had concerns about the location of the proposed residence on Emerald Grove Lane. Would hate to see trees removed.
