Old Webster Special Business District Advisory Commission MEETING MINUTES DRAFT MEETING DATE: Tuesday, August 27, 2019 LOCATION: City Hall CALLED TO ORDER: 8:01 AM MEETING ADJOURNED: 8:16 AM NEXT MEETING: Tuesday, September 24, 2019 NAME PRESENT ABSENT Ron Clipp, Chair X Joe Rath X Mark Hinkle X Tim Delanty X Micki Hansel X X Gary Schoenberger X Margaret Stevens X Bill Newhouse X Vacancy Emerson Smith, Council Liaison X Mara Perry, City Liaison X Also, in attendance: Police Officer Ahmar Rasool – WGPD Traffic Unit Fran Sudekum – Administrative Support APPROVAL OF MINUTES Motion to approve the July minutes was made by Tim Delanty, seconded by Joe Rath, and unanimously approved. ROOFTOP LIGHTING • Mara Perry is still in discussion with Stribe Electric and have not yet received answers from the suppliers, so this item is tabled until next month’s meeting. BDC UPDATE • The Business Development Commission is discussing possible new project options/ NEW BUSINESS • There one parking spot on Gore by the driveway entrance to the parking area for the businesses at X-X is causing limited sight distance when exiting that parking area. The problem is a danger during high traffic periods such as school pick up time at Bristol Elementary. Mara Perry will ask the Police and Public Works Departments to take a look at it. • The brown signs on Highway 44 identifying Webster Groves are in dire need or repair or replacement. Mara Perry will ask the Public Works Department if there is anything that can be done; the signs are controlled by Missouri Department of Transportation. Page 1of 2 CITY UPDATE • Le Macaron - Old Webster- Opening in the former Scoop Pilates Studio. Obtained their CUP and are working on construction plans. Hope to open in the next couple months. • Bridal House at the Boulevard - Old Orchard - Opened additional space in the back of their lot that used to be another hair salon. Space is for bridal parties and groups. • Clayton Medical Associates - Crossroads - Opened in the former surgical center and Everlove Day Club space. Moved from Clayton • EverLove DayClub - Watson - Moved from Crossroads and opened location down on Watson almost at Grant Road. Adult day care in stand-alone building. • Nehring Design - Crossroads -Added an additional storefront space further down in the block • Blue Dahlia - Old Orchard - In part of the former Scholar Shop. Had their Grand Opening on Friday August 23rd• • Real Leaf- Old Orchard - Former Naked Boot and Shoe location. CBD oil sales. • Story Seven - Old Webster - Former Hoopla location. Grand Opening celebration Saturday August 24th • Green Door Art Gallery- Old Webster - Change of ownership • Simmons Bank- Yorkshire - Change of ownership former Reliance Bank • The Elle on Lockwood - Former YMCA site. Apartment building under construction. • Regions Bank - Former Gerber Chapel. Construction has started; there may be a potential tenant for the retail building. • Former Auto Beauty building- permits have been issued for the demolition and beginning of construction. Parking plan still needs to be submitted for review. • former Porter Paints building and a potential business looking at multiple locations in Old Orchard. • Chase Bank in the former Massage Envy location in Old Webster has fallen thru. • A medical billing business and several other businesses are moving into the space above the former Massage Envy location in Old Webster. • A potential new business my be moving into the former Porter Paint location in Crossroads. • An article appeared in the paper discussing the Subaru dealership in Old Orchard was moving out of Webster Groves; they need a bigger location. They had been in conversations with Mara Perry discussing their various options to find space in Webster Groves. • The Piano Festival on the lawn in front of the Masonic Temple next door to City Hall was well attended. • Parking ordinances for W. Moody Avenue have been cleaned up; signs will be installed identifying the various spaces and their restrictions. ADJOURNED Meeting adjourned at 8:16 AM.
