WEST VALLEY CITY PLANNING COMMISSION Study Meeting April 17, 2019 The meeting was called to order at 3:32 p.m. by Chair Meaders at 3600 Constitution Boulevard, West Valley City, Utah. WEST VALLEY CITY PLANNING COMMISSION MEMBERS Brent Fuller, Mathew Lovato, David McEwen, Clover Meaders, Darrick Porter, Cindy Wood, and Harold Woodruff ABSENT Martell Winters WEST VALLEY CITY PLANNING DIVISION STAFF Brock Andesron, Steve Pastorik, and Brenda Turnblom WEST VALLEY CITY ADMINISTRATION Brandon Hill CONDITIONAL USE APPLICATION C-7-2019 PETITION BY SAMUEL WRIGHT REQUESTING A CONDITIONAL USE AMENDMENT FOR A WAREHOUSE. THE PROJECT IS LOCATED AT 7079 WEST GATES AVE ON 0.51 ACRES. THE PROPERTY IS ZONED M (MANUFACTURING). (STAFF - BROCK ANDERSON AT 801-963-3361) Discussion: Brock Anderson reported that the lot line on this property was moved 24’ to the west. There are two bay doors on the west side of the building that the property owner was informed he may not use until the property is developed in the future. Brock Anderson said construction of the building was completed last winter. The masonry wall will need to be continued and 20’ of landscaping will be installed this spring. Public Works will not allow another drive approach on the property due to spacing requirements. Planning Commission Study Meeting April 17, 2019 Page 2 There is an existing precast masonry wall on the property. Brock Anderson reported that a neighbor to the south complained that the wall was falling over, and that it may crush a child. Brock said he looked at the wall, and it is not leaning. The wall did not require a building permit and it does meet the requirements of the City. If the wall does begin to lean, we can address the problem at that time.
