WEST VALLEY CITY PLANNING COMMISSION Study Meeting October 16, 2019 The meeting was called to order at 3:31 p.m. by Clover Meaders at 3600 Constitution Boulevard, West Valley City, Utah. WEST VALLEY CITY PLANNING COMMISSION MEMBERS Brent Fuller, Mathew Lovato, Clover Meaders, Darrick Porter, Martell Winters, and Cindy Wood WEST VALLEY CITY PLANNING DIVISION STAFF Jody Knapp and Margo Hoyt WEST VALLEY CITY LEGAL DEPARTMENT Brandon Hill CONDITIONAL USE APPLICATION C-18-2019 PETITION BY FORTUITY PROJECT MANAGEMENT REQUESTING CONDITIONAL USE FOR A STARBUCKS. THE PROJECT IS LOCATED AT 4056 SOUTH REDWOOD ROAD IN THE C-2 (GENERAL COMMERCIAL) ZONE ON .55 ACRES. (STAFF- JODY KNAPP AT 801-963-3497) Discussion: Jody Knapp reviewed the application location for a Starbucks along Redwood Road adjacent to a future mixed-use development. The proposed building will be around 2,200 square feet. Jody went over the design of the building and explained they are required to meet the Commercial Design Standards and the overall landscaping for Redwood Road. Commissioner Lovato inquired about if there would be berming and screening of the drive thru area. The commissioner’s discussed berming and screening in different areas. Jody went over the design and stated this application will be required to have additional screening to meet City Code requirements. Jody discussed the application’s drawings and their request to use their own individual monument sign. She will follow up with the applicant and Planning Commission Study Meeting October 2, 2019 Page 2 explain the required standards for monument signs.
