CONDITIONAL USE APPLICATION
C-13-2020 Petition by TRUCK PRO LLC requesting conditional use approval for retail display parking
lot for light trucks and vans. The property is located at 5557 West 2400 South on 7.07 acres
total, Ph 2 is 2.22 acres and is zoned M (Manufacturing). (Staff – Jody Knapp at 801-963-
3497)
Discussion: Jody explained that Truck Pro LLC had finished phase 1 on the north side of the subject
location, and this application addresses phase 2. The applicant is looking to improve the paved
site and leave the future pad sites undeveloped. Jody stated they are looking to do the perimeter
landscape and landscape islands on the site. The landscaping around the site's perimeter meets
the requirements; however, the landscaping lacks trees when you enter the site. The applicant
does not want trees on the interior islands where this is a display site. Jody recommended they
add trees to the interior islands. Commissioner Winters asked for clarification of where the
trees are missing. Jody referenced the site plan to point out the interior islands, the north edge
of the lots, and the lot's entrance.
Commissioner Lovato feels there is enough space between the trees where the displayed trucks
will be visible.
Jody said she could ask the applicant to submit an amended site plan depicting where the trees
would go. Commissioner Winters asked if all of the parking spots will be used for truck
display. Jody explained the applicant is looking to pave around the future pad site and have a
drive-thru area with the trucks displayed in the parking spots.
SUBDIVISION APPLICATIONS
SA-4-2020 Petition by MERIDIAN ENGINEERING, representing the Utah Department of Transportation,
requesting approval for the HUNTER COVE MVC SUBDIVISION. This plat will amend lots
1, 2, 21 & 22 and a portion of Rushford Court, and will vacate lots 3-8 & 26-35, Timber Oaks
Lane within the Hunter Cove Subdivision Phase 1. This plat also amends Parcels B & C of
Hunter Cove Phase 2 Amended. The application is being requested to resolve various
modifications to the original subdivisions resulting from the construction of the Mountain View
Corridor. The property is located at approximately 5920 West 4165 South and is zoned R-1-8
(Single Unit Dwelling Residential, minimum lot size 8,000 square feet). (Staff – Steve

Discussion: Steve Lehman presented an aerial photo of the subject location from 2010 and then a current
aerial photo. He pointed out fewer homes and cul-de-sac’s now with the addition of the
Mountain View Corridor. Steve explained this application would be amending lots, vacating
streets, and dedicating roads. This application will amend portions of the Hunter Cove
Subdivision by removing lots that were platted there, vacating Timber Oaks Ln. and dedicating
the cross-hatched ROW with the most notable dedication being 60th West to Hunter High
School.
SMI-10-2020 Petition by FEDERICO CAMPOSANO is requesting preliminary approval for the LARA’S
RIDGE SUBDIVISION. The subdivision consists of 2 lots on .55 acres. The subdivision is
located at approximately 3181 South 4000 West and is zoned R-1-8 (Single Unit Dwelling
Residential, minimum lot size 8,000 square feet). (Staff – Steve Lehman at 801-963-3311)
Discussion: Steve explained this application was presented before the BOA for a frontage variance
to apply for the subdivision. The variance was granted, and they are now coming
before the Planning Commission for preliminary approval to subdivide the subject
property into two lots. Steve noted the applicant would be required to make
improvements to the curb, gutter, and sidewalk.
