CITY OF WESTMINSTER PLANNING AND ZONING COMMISSION MEETING SUMMARY Thursday, July 20, 2023, at 7:00 p.m. In-Person Meeting and broadcasted live on the City YouTube Channel I. Call to Order A meeting of the City of Westminster Planning and Zoning Commission was held, and broadcast live on the City YouTube Channel, on July 20, 2023, at 7:00 p.m. Chair Kevin Beaver, Commissioner Tom Beyard, Commissioner Lyndi McNulty, and Councilmember Hoff were present. City Director of Community Planning and Development Mark Depo, City Planner Andrea Gerhard and Attorney Ruff, were also present. Chair Beaver opened the virtual meeting at 7:00 p.m. II. Approval of Minute Summary - March 16, 2023, April 20, 2023, May 18, 2023, and June 29, 2023 Chair Beaver requested a motion to approve the meeting summary of March 16, 2023, April 20, 2023, May 18, 2023, and June 29, 2023. Councilmember Hoff moved to approve the meeting summary of March 16, 2023, April 20, 2023, May 18, 2023, and June 29, 2023. Commissioner Beyard seconded the motion. The motion passed 4-0. Ill. New Business Item A: Site Development Plan Approval S-22-0044. Northeastern Supply City Planner Gerhard provided the staff report on the item. City Planner Gerhard and Director of Community Planning and Development Depo responded to questions posed by the commission on the item. Engineer Zigler addressed the commission and stated that he f agreed with the information stated in the City staf s report. Motion: Councilmember Hoff moved, seconded by Commissioner Beyard to consider conditional approval of the proposed Site Development Plan S-22-0044 pursuant to the City of Westminster's Zoning Code Chapter 25 and based upon the July 20, 2023, staff report on conditions for approval (address all outstanding City comments prior to submission of signature set mylars) to construct a 15,052.50 square foot one-story office/warehouse building with a contractor's equipment storage yard for Northeastern Supply. The motion passed 4-0. Item B: Site Development Approval S-21-0003. State's Attorney's Office City Planner Gerhard provided the staff report on the item. City Planner Gerhard and Director of Community Planning and Development Depo responded to questions posed by the commission on the item. City Planner Gerhard noted that the property has been annexed into the City and an administrative adjustment for parking has taken place.
