Lisa Knoll – 2175 Oregon Trail, Kronenwetter. Lisa Knoll is the President of the Wausau Area
Pickleball and spoke to the Board on behalf of the club with regard to the new pickleball courts at
Machmueller Park stating the need and that this addition would encourage growth in the Village.

Gebert referred to the packet for the fund’s summary. Discussion was held regarding
the increase in the health insurance. Trautman did explain that the past years’
increases were minimal and that is in part why we are seeing a larger increase in cost.

fee changes effective 1/1/25.
Discussion was held with Pinsonneault requesting that the fee for the operator license
(bartender license) be reviewed as far as the charge for a provisional license. Also
requested to be reviewed by Pinsonneault is the daily fee for a direct seller along with
charges for the cell tower/site modifications, swimming pool permit, ponds permit, lawn
mowing/fine, and GIS services.

Present for agenda item were Gary Guerndt, 8201 Ryan Street and Kurt Seubert,
148525 Smore Lane, Mosinee. Guerndt reiterated the history of what has transpired in
the past with the Village and Nick Avenue and wanted to see if the Board was still on
the same page and where this is headed in the future. He wants to do an 80-acre
subdivision on the western side and a 110-acre subdivision on the southern side with a
rock quarry and some development there. Maloney stated that discussions would need
to be brought up once again with the four communities. Higgins stated that the Village
would not want to do anything until they figure out what is happening with the road.
Cronin asked if there were preliminary costs that could be put together. Wodalski stated
that he had some preliminary costs put together, but they were just preliminary and did
not include culverts or wetlands.
Motion by Cronin, second by Pinsonneault to direct staff to work with Town of
Reid, the Town of Ringle, and the Village of Kronenwetter to see what, if any,
financial contributions they are willing to make to this project and work with the
potential developers to see what, if any, financial costs they are willing to
contribute to this project and bring this back to the Board for the November
Board meeting.

Agenda Item 53 was moved by unanimous agreement of the Board to be heard before Agenda
Item No. 36.
53. Discussion and/or action on Recommendation of the Plan Commission to Amend the
Site Plan and TIF Development Agreement for a Multi-tenant Commercial Development
at 2302 Schofield Avenue, Lokre Development. (Project #20240110) (on recording

Motion by Pinsonneault to approve the landscape plan and elevations as
presented with a modification to the Development Agreement reducing the TIF
funding for the project to a maximum of $25,000. No second. Motion fails.
Present for agenda item discussion was Steve Stehr, 5715 Old Coach Road, Wausau
and Rollie Lokre, who presented to the Board the proposals for the modifications of the
Development Agreement with regard to the landscaping and elevations.
Cronin explained that the Plan Commission’s direction was to approve the landscaping
but not the elevations. Higgins stated that the elevations were brought to the Board for
discussion. The applicants stated that they would update the elevation to comply. The
TIF funding is based off the original Development Agreement. Zeyghami reiterated that
there would be no changes in the construction costs as stated by Stehr and Lokre.
Motion by Cronin, second by Zeyghami to amend the Development Agreement to
include the updated landscaping plan.

Agreement to approve the proposed landscape plan and to adjust the asphalt
installation scheduled as specified.
Pinsonneault asked if Wausau Supply could continue to operate with their driveway as
is right now. Higgins stated that it is not completed yet, but they are operating under
the Development Agreement right now. Pinsonneault added to ask Wausau Supply to

Pictures were provided to the Board by the inspection department as to the poor
conditions of the buildings as well as concerns by Chief Finke regarding non-functioning
fire alarms in the buildings.

repair orders on 4911, 5003, 5007, 5011, 5013, & 5107 Aspen Street and to
authorize staff to begin the raze or repair order process on 5003 and 5007 Aspen
Street as both apartment buildings currently do not have functioning fire alarms.
