BOARD OF APPEALS ZONING CALENDAR NO No Meeting August (2018) Z-2018-5 White Plains Hospital Center, 34 East Post Road, SBL 130.27-2-4. Application to Appeal the December 18, 2017 determination of the Commissioner of Buildings for an amendment to a special permit for a service station to allow construction of a convenience store. Z-2018-15 Burke Rehabilitation Hospital, 785 Mamaroneck Avenue, SBL 131.13-5-1. Application for perimeter fencing. A review of drawing PF-1, dated March 9, 2018, prepared by JMC, PLLC, indicates the proposed installation of new fencing along the Heatherbloom Road and the easterly property lines. The property is located in the R1-12.5 Residential Zone. The proposed fence is 6'-0" high and does not comply with Section 4.4.16.1 of the Zoning Ordinance which requires fences located in any required yard abutting a street to be no more than 4'- 0" in height. Therefore, the applicant is requesting an area variance for the portion of fencing located in the required yard along Heatherbloom Road as follows: Required Existing Proposed Variance 1. Fence Height 4'-0" 5'-0" 6'-0" 2'-0" Z-2018-18 Mr. & Mrs. Jim Walsh, 58 Hathaway Lane, SBL 131.14-5-11. Application for an accessory structure. A review of Drawings A-1, dated May 10, 2017, prepared by John Lentini, R.A., indicates the proposed construction of an open trellis over the rear yard patio. The property is located in the R1-12.5 Zone and is legally existing non-conforming with respect to separation distance between the dwelling and detached garage. The proposed trellis structure will increase this non- conformity and require the following area variance: Required Existing Proposed Variance 1. Separation distance 20'-0" 16'-0" 8'-0" 12'-0" to other structure Z-2018-23 Mr. Vincent Traviglia, 337 Ridgeway, SBL 131.18-9-3. Application to relocate pool. A review of the amended plot plan with the latest date of May 1, 2018, prepared by Paul Gdanski, P.E., indicates the relocation of the proposed in ground pool in order to accommodate changes to the stormwater drainage system. The premises are in the R1-12.5 Zone and are legally existing non-conforming with respect to one side yard setback. A review of Drawing 1 through 3 dated May 26, 2018, prepared by Howard Raabe Jr., R.A. indicates the extension of the front entrance porch roof. The property is located in the R1-7.5 Zone and is legally existing non- conforming with respect to side yard setbacks. Application for reconstruction of one(1) story front yard enclosed porch. A review of Drawings SP-001.00 & A-001.00 dated July 25, 2017 prepared by John Imhof R.A., indicates the reconstruction of a one (1) story front yard enclosed foyer/porch. The premise are located in the R2-2.5 Zone and are legally existing non-conforming with respect to lot area, frontage, front yard and side yard setbacks. Per Section 4.3.4.2 of the White Plains Zoning Ordinance, the dimensionally non-conforming front porch may be reconstructed upon approval of plans by the Board of Appeals.
