WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES September 1, 2020 The meeting was called to order by Kathy Skemp at 8:17AM PRESENT: Stacy Caldwell, Leslie Lowe, Paul McElroy, Tracy Rossi, Kathy Skemp ABSENT: Shane Jacobs, Diane Kane (comments via email) STAFF: Wendy Compton-Ring PUBLIC COMMENT: none MINUTES: The minutes from July 21, 2020 were unanimously approved. OLD BUSINESS 206 Lupfer Building, railing-only material change, Solus Architecture (ARC 19-34) The applicant described material change to the railing to the north side. Should look very similar, but the color will be black instead of stainless. Motion: Tracy – move to approve as submitted Stacey – 2nd Discussion: none Vote: motion passes unanimously New Leaf Office/Duplex, 123 Wisconsin Ave, duplex (ARC 20-20) The applicant described the changes to the plan in response to the Committee comments in July. Tracy – big improvement Leslie – minor change to the landscaping; had questions whether there is adequate space for the proposed tree shown in the plan; it appears there is a difference between the plan and the renderings; it always nice to see in plan what the applicant's intention is Paul – front is an improvement; rear would be nice to see more windows, but it doesn't work with the floorplan; side elevations are improved; the amount of asphalt in the front is a concern; a planter bed in the front around the proposed tree with landscaping on each side of the front doors would be an improvement Stacey – more detail than previous submittal; the side wall that faces Wisconsin was a concern – windows were added but the wall is still flat Diane – landscaping mitigates the asphalt a little; I understand the limitations of the site, but would like to see more landscaping 1 Stacey – it's an improvement; building changes are decent and address the primary concerns; asphalt was the biggest concern; not sure what more could be done Paul – landscaping around the birch tree and landscaping by the front doors – then OK with the plan Leslie – agrees Motion: Paul – move to approve with landscaping around the birch tree and to the left and right of the front doors Leslie – 2nd Discussion: none Vote: motion passes unanimously 127 Lupfer Ave, minor amendment, MT Creative (ARC 20-08) The applicant described the changes to the color of the building. Diane – I think the color revisions are an improvement Motion: Stacey– move to approve as submitted Paul – 2nd Discussion: none Vote: motion passes unanimously NEW BUSINESS Gersh Office, façade change, 121 Wisconsin Ave, MT Creative (ARC 20-23) The applicant described the project, its location and proposed materials. Diane - the existing and proposed perspectives are very helpful. The comparisons show the proposed changes are a definite improvement. Wondering about plans for additional landscaping – are there any? A little room near the new ADA ramp; otherwise no changes Leslie – liked the changes; the new front roofline looks a lot better – matches better Motion: Tracy – move to approve as submitted Stacey – 2nd Discussion: none Vote: motion passes unanimously 2 OTHER ITEMS The Committee reviewed the updated regulations, draft InDesign layout and offered suggestions on the layout in preparation for the City Council work session on September 8th, the Planning Board public hearing on September 17th and City Council public hearing on October 19th.
