NEW BUSINESS
968 Colorado Avenue, townhouse, Chelmo (ARC 21-28) The applicant described the
townhouse elements from the Architectural Review Standards for townhouses and
changes made to the project and described these standards. The garage is stepped in a
bit to meet the garage-forward standards. The retaining walls will likely be stacked rock.
Leslie – questions/concerns about the landscaping design with this design; any
landscaping along the street
Tracy – any way to screen the utility box
Diane – landscaping can be more than just trees
Tracy – is there a solution to the very wide asphalt driveway
Leslie – seems like there is an opportunity to better consider landscaping with the project
Christine – we’ve seen a few projects with no landscaping; because this project is
maximizing its use, we need to see more landscaping
Leslie – ensure the plans are making a livable place
The applicant described the building materials and their application on the building.
Christine – the side elevation are in the same plane? Yes
Committee discussion about the requirement for 8 corners and the reason for the corners;
the applicant proposed to push in the garage in 2-feet
Christine – the intent is not being met with just a rectangular box
Tracy – can the southern unit be shifted back?
1
Christine – only have the siding change makes an attempt to break up the side but almost
accentuates it; can also bump in versus bump out
Paul – can the front portion of the building be pushed in a couple of feet? The light gray
in the front might even be better than the dark gray in the front
Christine – maxing out the footprint but the design needs to go hand in hand
The lot is very tight; there isn’t as much space as it seems – narrow, slopes
Christine – doesn’t feel comfortable approving not meeting the requirements; need to see
more before we move forward
Paul – need to help us overcome the boxy-ness of the building; consider swapping colors
Stacy – like the mix of materials – boxy-ness and landscaping
Leslie – we created new design guidelines and these need to be met
Part of the reason for not stepping back the buildings is cost; stepping in would be
challenging due to the stairs
