WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
December 7, 2021
The meeting was called to order by Shane Jacobs at 8:18 AM
PRESENT: Christine Bleyhl, Stacy Caldwell, Shane Jacobs, Diane Kane, Leslie Lowe,
Paul McElroy, Tracy Rossi
ABSENT: none
STAFF: Wendy Compton-Ring, Jessica Nymark
PUBLIC COMMENT: none
MINUTES: The minutes from November 2, 2021 were unanimously approved.
OLD BUSINESS none
NEW BUSINESS
Larch Hotel, 37 Lupfer Avenue, Tom Kundig (ARC 21-34) The applicant provided an
overview of the project, how they responded to comments from the pre-ap in October,
neighborhood context and how the building responds, described the buildings, updates
to the alley elevation based on comments from the pre-application meeting, how the
mechanical equipment is screened from view and described the materials.
Leslie – retaining wall materials? Locally sourced stacked rock; all hardscape will be
locally sourced would like to see the plant palette working with local landscaping and
working with Cate at BBLA Noted the landscaping in some of the downtown planters have
outgrown their spaces so be careful on-going maintenance is important
Christine – keep in mind that some of the locally sourced rock can be difficult to work with
– oranges and browns that might not complement the building materials/colors likely be
in the grays
Paul – addressed all the comments from last meeting
Tracy – really likes the projects, it looks beautiful

Don K, remodel, 6219 Highway 93 S, Aaron Wallace (ARC 21-35) The applicant
described the façade change and enclosed areas, received approval from Chrysler
yesterday on the tower element, described the Shiloh Avenue frontage improvements
(sidewalk & street trees), described the materials and colors, like to slightly tint the
windows for the solar gain – the standards say no to tinting but it is very slight (committee
doesn’t consider it tinted), likes the tower to signify the main entrance but changed to
eliminate the arch and the ‘sunburst’ element and use gray tile (no sample)
Leslie – the tower is an improvement
Shane – would like to see the tile and grout sample when available tile wraps around the
tower
Christine – location of signs; painted gray dryvit
Tracy – what is the sheen of the metal? It’s flat
Christine – landscaping is staying the same? Yes

Miles Avenue Condos, 10-unit condo building, 4-8 Miles Avenue, Ken Huff (ARC 21-36)
The applicant described the project (pre-ap in August), described the building, location,
layout, landscaping – ornamental landscaping with conifer/deciduous and native plant
restoration along the river, public trail along the river that someday will connect to the
south, described the colors and materials of the building, described garage mitigation
Leslie – garbage? Haven’t decided yet Native seeding mix? Plugs and shrub may add
seeding
Paul – view from 2nd Street? should be a bit difficult to see due to vegetation and adjacent
condos
Shane – windows? Darker/bronze or black
Casey – the owner would like to postpone this item until he’s had more time with the
project
