WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
December 6, 2022
The meeting was called to order by Diane Kane at 8:15 AM
PRESENT: Diane Kane, Ryan Kiefer, Paul McElroy Tracy Rossi, Christine Blehyl
ABSENT: Leslie Lowe (one vacancy)
STAFF: Wendy Compton-Ring, Alan Tiefenbach
PUBLIC COMMENT: none
MINUTES: The minutes from November 1, 2022 were unanimously approved.
OLD BUSINESS
Whitefish Lake Golf Club remodel, material changes, 1200 Highway 93 W, MT Creative
(ARC 22-11) The applicant described the changes to the roof materials from wood
shingles to composite. They also revised the service entry.
Generally the committee was OK with the change
Ryan – would like to see the physical samples
Paul – will you see the 2nd floor roof? The entire building would get re-roofed.
Motion:
Tracy – move to approve subject to review of the final actual roof material
Ryan – 2nd

NEW BUSINESS
345 Spokane Avenue, façade change, nuWest Builders (ARC 22-29) The applicant
described the project, the remodel, and materials. The plan is to keep the four exterior
walls but significantly remodel the building but keeping the general shape and scale of
the building along with the steeple as a nod to the original building. Landscaping will be
updated and parking off the alley will remain. The Committee looked at images of the
existing building.
Diane – keeping the original structure is a good idea
Ryan – agrees

Ryan – move to approve subject to all uplighting being changed to downlighting only

Pin and Cue, façade change, 6570 Highway 93 S, McCraken (ARC 22-30) The applicant
described the project. They are looking at matching the neighborhood and will come back
for a repaint in the spring.
Ryan – looks good

Vote: motion passes unanimously
MH Legacy LLC, mixed-use building, E 220 2nd Street (ARC 22-31) The applicant
described the project, its location, the uses, the building and materials.
Ryan – asked about setbacks on the sides of the building? Building on the west is on the
property line and the proposed building will be on the property lines except the front
(south). Noted the up-down lighting on the front, should be changed to down only
The Committee discussed the building height and the zoning requirements
Ryan – concerned with the large expanses of metal, generally does not look good
overtime
Paul – not a fan of the LP
Ryan – the building looks nice but not a fan of either of the materials; thinks they fall short
Showed a limestone; will have a bronze windows
Motion:
Ryan – move to approve the building, but tabled the materials

Ryan – not bothered by the glass railing on the top floor getting away from the cable
railing
Paul – the building deserves nicer materials

Three Rivers Bank, 6329 Highway 93 S, Cushing Terrell (ARC 22-32) The applicant
described the project from the pre-ap. Described the lighting, materials, signage and
lighting.
Paul – very similar to the pre-ap; fine with it

Ryan – move to approve as submitted

OTHER ITEMS
Pre-Ap, Logan Health Whitefish, new building, Jackola Engineering Architecture
Described the project, location and materials.
Ryan – likes it; the parking lot is large compared to the building they are planning for the
future
Christine – discussed the height and wondered if the building will be visible from the
highway no, the trees are tall and the highway is higher than this location
Paul - blends well, the timbers need to be scaled properly
Pre-Ap, North Valley Music School, new building, LSW Architects Described the project,
its location, and materials. Nice looking building, nice to see no parking between the
building and the street. Likes the orientation on the site. Hoping to have it done by 2024.
Pre-Ap, Eagle Estates Townhouses, Whitefish Avenue, Zach Pitts Described the changes
and feedback from the previous denial. Worked with an architect to improve the design.
Christine – looks better
Ryan – suggest swap the middle one and put it on the ends; because they looked mirrored
Paul – thinks there is enough difference between the buildings

Ryan – not as much variation on the back elevation; appreciates the shift between the
townhouses
Attempted to create a heavier base
Ryan – there is some success in creating a bldg that looks less tall
Paul – what are thinking materials? Three different types
Christine – doesn’t mind the back elevation; looks good
Landscaping will help
