WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES June 20, 2023 The meeting was called to order by Diane Kane, chair, at 8:18 AM PRESENT: Christine Bleyhl, Grant Hughes, Diane Kane, Ryan Kiefer (via phone), Leslie Lowe ABSENT: Paul McElroy, Tracy Rossi STAFF: Wendy Compton-Ring APPOINTMENT OF CHAIR/VICE CHAIR: Diane Kane was appointed as Committee Chair Leslie Lowe was appointed as Committee Vice Chair PUBLIC COMMENT: none MINUTES: The minutes from June 6, 2023 were unanimously approved. OLD BUSINESS none NEW BUSINESS 232 Central Avenue, Repaint (ARC 23-15) No one showed up to present the project and the Committee did not act on this application. 222 Central Avenue, After-the-Fact Façade Change (ARC 23-16) The applicant described the project, materials and revisions to the fabric awning. Diane – likes the proposed black and white awning; thinks it will look better than what is up there now. The owner’s intent is the black and white (grayish and white) Ryan – the chive awning was approved with a different siding color Will get a sample of the awning for the Committee to review Ryan – might want to get a few samples – concerned the bright white might not be quite right Motion: Christine – move to approve as subject to review the materials of the awning Grant – 2nd Discussion: Grant – suggested a swatch be put in the window for the Committee to review All agreed that was a great idea 1 Vote: motion passes unanimously Whitefish Yards, Lot 1, Mixed-Use Buildings, MT Creative (ARC 23-10) The applicant described the changes to the lot setbacks, lot coverage for the entire WF Yards was approved by the Council on June 5th. The only changes to the project from last meeting are a more formalized landscaping plan. The applicant described the site, improvements, the lots, parking, ped-bike path circulation, buildings and materials. The materials will be dispersed throughout the project on other buildings. Described the landscaping plan with the outdoor furniture. Leslie – likes this design, it’s interesting, likes the juxtaposition of the modern with the industrial Christine – a mock-up board would be helpful the project is for sale so he doesn’t know when they will go vertical would like to see the scaled mock-up before approval and it would really help with the approval process; agrees – they are very large buildings Can be helpful for everyone – Committee and the owner Diane – in Charleston, SC the mock-ups become part of the landscaping for the public to see Leslie – the mock-up can impact the plant choice Ryan – not sure he necessarily needs to see a mock-up, but agrees it wouldn’t hurt and helps everyone understand the full scope of the project Motion: Leslie – move to approve as submitted subject to review of a full-scale mock-up Christine – 2nd Discussion: none Vote: motion passes unanimously Whitefish Yards, Lot 2, Mixed-Use Buildings, MT Creative (ARC 23-11) Described the building, floorplan, materials, landscaping. Ryan – cut sheet and wondered about the lumen output. The lighting meets the City’s standards Motion: Leslie – move to approve as submitted subject to review of a full-scale mock-up Christine – 2nd Discussion: none Vote: motion passes unanimously OTHER ITEMS Legislative Update Staff updated the Committee on the Council Work Session from the previous evening. Once staff has pulled together a draft, it will be sent out. The Planning Board is scheduled to meet on July 20th. 2 Leslie wondered if it might be helpful for a Committee member to attend the public hearing.
