WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES November 7, 2023 The meeting was called to order by Tracy Rossi, acting chair, at 8:15 AM PRESENT: Christine Bleyhl, Grant Hughes, Ryan Kiefer, Leslie Lowe (via phone), Tracy Rossi, Paul McElroy ABSENT: Diane Kane STAFF: Wendy Compton-Ring PUBLIC COMMENT: none MINUTES: The minutes from October 3, 2023 were unanimously approved. OLD BUSINESS 222 Lupfer Avenue, 2nd Amendment, Solus Architecture (ARC 22-33) Presented the amendments to the project. Christine – made some material changes suggestions Ryan – agrees; the nicer cedar would make it a bit more visible from the front Motion: Tracy – move to approve, with the swap of the cedar and Hardi Paul – 2nd Discussion: none Vote: motion passes unanimously NEW BUSINESS Glacier Cyclery, 326 E 2nd Street, façade update (ARC 23-26) The applicant presented the project and reason for the façade update. Trim, doors will remain the same with a refresh. The siding is 23 years old and has been challenging to maintain requiring power washing and re-staining. It is a maintenance challenge. Paul – hates to see the wood go away, as the faux will not look as nice. The building is a pretty prominent building in town and he is quite concerned with it going to this type of product. Chrstine – understand the committee’s reluctance with the LP siding 1 Paul – it looks pretty plastic-y once installed Grant – his house has the same siding with the same facing and it is starting to looking faded and will need to be replaced soon Christine – it has a 10-15 year lifespan; LP siding might be OK with a different color Paul – would hate to see the wood siding go away Ryan – agrees Christine – concerned this product will not give the building owner what they want Ryan – dangerous precedent to approve this type of material in the downtown Tried to match it as close as possible to the existing building Paul – would like to see the owner exhaust the possibilities of retaining the wood siding and a different type of stain/sealer Motion: Grant – move to denied Paul – 2nd Discussion: none Vote: motion passes unanimously Paul – he knows there are products that could help seal the cedar; the building has a great Western-feel and that is what we are losing in downtown Christine – all building materials require some maintenance; this isn’t a ‘no maintenance’ material *** Leslie Lowe is Recused from the Next Item *** WF Pickleball Facility (Phase I), 255 Akers Lane, Dia Sullivan (ARC 23-27) The applicant presented the project, location and materials. The applicant further described the site plan and landscaping plan. Paul – is a fan of the architecture; way better than mini storage; the landscaping plan helps make the project Ryan – liked that the original storage unit buildings had awnings to blend into the neighborhood – still is a metal building; concerned with the stucco-EIFS sand finish stucco isn’t really common, but wanted to add some textural aspect; could make a fascia profile wider Christine – the texture is fine Paul – likes the color Committee discussed the foam/stucco material installation – it will not have any visible fasteners Motion: Christine – move to approve, as submitted Paul – 2nd 2 Discussion: none Vote: motion passes unanimously OTHER ITEMS none Meeting adjourned at 9:15 AM 3
