WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
February 6, 2024
The meeting was called to order by Diane Kane, chair, at 8:15 AM
PRESENT: Christine Bleyhl, Grant Hughes, Diane Kane, Ryan Kiefer, Leslie Lowe, Paul
McElroy, Tracy Rossi
ABSENT: none
STAFF: Wendy Compton-Ring
PUBLIC COMMENT: none
MINUTES: The minutes from January 2, 2024 were unanimously approved.
OLD BUSINESS
Baker Avenue North and South, Exterior Material Amendment, 329 & 331 Baker Avenue,
MT Creative (ARC 19-30 & 19-31) The applicant provided background on the project from
the original 2019 design with brick to what they are looking at now which is LP siding,
metal and stone. Also, provided a picture of the materials/colors compared to the building
across the alley.
Tracy – likes the materials, not concerned with the shiny metal since there is matte finish
Ryan – OK with materials, it’s unfortunate we aren’t getting brick, concerned with the use
of LP siding, would prefer to see wood or something more substantial
Paul – agrees with the LP comments
Christine – agrees, we’ve denied LP siding on other buildings as it isn’t as durable
Aaron has found it to be pretty durable on their own 15-year-old building
Paul – brick to LP is too big of a jump for him; not a fan of LP
Leslie – any alternatives to LP, everyone likes the color
Understands the LP concerns, painted LP is better than painted wood, it will last longer
Ryan – the texture will help, likes that it isn’t front and center; not a fan of this product
either but it maybe is OK since it is not front and center; asked about texture on the LP
panels
Christine – LP always has a shiny appearance thinks no texture will look better, suggested
a smooth Hardi panel with a more narrow and deeper batten
Suggested a mock-up for the Committee to review versus delay the design
Motion:
Ryan – move to approve with smooth Hardi panel with 12-inch batten strips

NEW BUSINESS
Depot Park Townhomes, unaddressed Railway Street and Columbia Avenue, 11
townhomes (ARC 24-02, 24-03, 24-04, 24-05, 24-06, 24-07, 24-08, 24-09, 24-10, 24-11,
24-12) Described the neighborhood outreach, project, site plan, landscaping, and
materials/colors.
Leslie – offered suggestions for the open space areas and something for young children;
anything that could be added would be an improvement. Whitefish has no requirement
for recreational amenities but even changing the pattern on the grass-crete for four square
or a chessboard would be helpful and more inviting
Ryan – how many different versions? Four. Likes the colors. Two different designs, four
different colors, different orientation, along with different windows.
Tracy – how does the orange hold up to the sun? Pretty well – they’ve used it on other
projects
Christine – likes the monochrome of the metal and siding
Paul – agrees
Diane – likes the same color with the texture change; feels Scandinavian
Leslie – questions about ADA no requirement for it for ownership products, but they are
working on making it as accessible as possible and looking at making one of the units
ADA accessible and can make it accessible if someone requests it
Paul – likes it, struggles with the color but it looks nice
The Committee discussed the price point.
Paul – it will be important to use materials that have long-term viability since it is an
affordable housing project for low maintenance
David would like to VE the wood feature out of the project
Paul – could do something on the siding itself?
Ryan – stain won’t last any less than paint; this is an important feature
Leslie – the feature is important for the color, makes it less stark and it is worth keeping
and would lose something with the design
Diane – would just the corbels be enough?
Ryan – would approve as is and come back with any amendments
Motion:
Christine – move to approve as submitted the entire project
Ryan – 2nd

Food Truck park – review? Yes
Staff will forward the meetings for the Governor’s Housing Task Force to the Committee
as they will be talking about the Whitefish Architectural Review Committee.
