WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES March 5, 2024 The meeting was called to order by Diane Kane, chair, at 8:21 AM PRESENT: Diane Kane, Ryan Kiefer (via phone), Paul McElroy, Tracy Rossi ABSENT: Christine Bleyhl, Leslie Lowe, Grant Hughes STAFF: Wendy Compton-Ring PUBLIC COMMENT: none MINUTES: The minutes from February 6, 2024 were unanimously approved. OLD BUSINESS none NEW BUSINESS Whitefish Corridor Community, unaddressed Texas-Colorado Avenue, Dahlin Group (ARC 24-14) Described the project, site plan, landscaping, open spaces, and materials/colors. Tracy – really likes the landscaping, bike parking, kid’s play area; the site plan is well- thought out Ryan – layout of the buildings is fine, likes the 2-story building, wishes it was 2-story on Colorado but OK with the smaller building; concerned about the height along the south but understands the need for affordable housing and hopes the alley will help with the buffering; concerned with the blank wall on the west elevation of the Colorado building; needs something else Paul – defined the railings? Metal. The architect also described the HVAC details; bronze windows Paul – agrees with the west elevation comments perhaps a material change could help change the elevation Tracy – nice, well-thought-out project Diane – landscaping really helps and is well designed Motion: Tracy – moved to approve the entire project, as submitted, pending review of the west elevation of B Building on Colorado Avenue Ryan – 2nd Discussion: none 1 Vote: motion passes unanimously OTHER ITEMS Pre-Ap – 38 Central Avenue, Food Vendor Court, Justin Doll The applicant described the project and the Committee offered comments and suggestions. Ryan – concerned with the insularly design – especially along Central Avenue; project is turning its back on the downtown Paul – agrees with the obscuring concern; look at the entrances and along both sides Discussion about the fencing and be more inviting to the public Ryan – a lot is riding on the fence, the Committee needs some significant detail Submit information on the following: • Retail vendor tent (dimensions, color) • Fence design and materials with special attention to the entrance area • Gate design and materials • Sails material and color • Stage (material, size, color) • Container Building (materials, size, color) Pre-Ap – 114 W 2nd Street, triplex, MT Creative The applicant described the project and the Committee offered comments and suggestions. Concerns with the boxy shape and suggested the additional corners – otherwise heading in the right direction. Committee canceled the April 16th meeting, as there will be no quorum. Meeting adjourned at 9:35AM 2
