WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES
May 7, 2024
The meeting was called to order by Diane Kane, chair, at 8:16 AM
PRESENT: Christine Bleyhl, Diane Kane, Leslie Lowe, Grant Hughes, Ryan Kiefer, Paul
McElroy, Tracy Rossi
ABSENT: none
STAFF: Wendy Compton-Ring
PUBLIC COMMENT: none
MINUTES: The minutes from April 2, 2024 were unanimously approved.
OLD BUSINESS
220 E 2nd Street, Mixed Use Bldg – amendment, Streamline Architects (ARC 22-31)
Described the reasoning for the window change on the front elevation. The applicant
provided several options but liked #3 the best.
Ryan – likes #3 the best
Leslie – agrees, #3 is the best; gives an interesting shape to the building
Tracy – likes #2 combined with #3 without the belly band
All agreed that was the best design
Motion:
Christine – moved to approve #3 with #2 showing the continuous stone without the belly
band
Grant – 2nd

508 Dakota Avenue, townhouse amendment, Lyndon Steinmetz (ARC 23-08) Described
the material change on both 502 and 508 Dakota Avenue from cedar to LP siding; black
fascia and changed the colors.
Ryan – the material change is concerning but the colors are fine
Grant – it’s a residential material

Paul – maintenance-wise it will look nice longer; cedar will be a lot of maintenance; OK
with it
Leslie – hard to make an economic decision
Christine – the split is a residential project versus a commercial project

the materials and colors change.

345 Spokane Avenue, amendments, nuWest Builders (ARC 22-29) POSTPONED UNTIL
MAY 21ST MEETING
NEW BUSINESS
101 Central Avenue, rooftop sunroom, nuWest Builders, (ARC 24-15) The applicant
described the rooftop sunroom for usable space year-round. Adding a gabled roof to the
existing structure and adding windows.
Paul – where is it visible? From the parking lot to the east.
Leslie – will the windows open? Yes. Likes the concept of a rooftop garden and this
changes the use a bit, but now it can be used all seasons; wants to make sure there are
still lots of plants and the windows open
Paul – likes it; looks interesting
Chrstine – only takes issue with the triangle windows; big solar gain and takes away from
other windows
Ryan – so tall, not a fan of the design – could set a precedent with other roof tops, could
be a concern.
Christine – concerns with the shape, it is dominate

Ryan – likes the concept, concerned with that particular location and seeing it becoming
a trend on other historic buildings
Christine – suggestions regarding the triangle windows
Leslie – the concern is the roofline – is it the materials of roofline or the shape of the roof?
Diane – the dark feels wood feels too heavy; should be similar to the siding might be
helpful
Motion:
Leslie – moved to approve subject to the siding with all the lighter siding
Grant – 2nd

the pre-ap
Motion:
Ryan – moved to approve as submitted
Leslie – 2nd

Vote: motion passes unanimously
OTHER ITEMS
Pre-Ap – Nordic Townhomes (Monterra Phase II), 6204 Monterra Avenue, Design
Methods Architecture The applicant described the changes from the originally approved
Monterra, Phase II. The Committee offered feedback to the applicant.
