WHITEFISH ARCHITECTURAL REVIEW COMMITTEE MINUTES June 18, 2024 The meeting was called to order by Leslie Lowe, vice chair, at 8:15 AM PRESENT: Grant Hughes, Ryan Kiefer, Leslie Lowe, Paul McElroy, Tracy Rossi, Elizabeth Zachman ABSENT: Christine Bleyhl STAFF: Wendy Compton-Ring ANNUAL APPOINTMENT OF CHAIR & VICE CHAIR: Motion: Ryan Keifer – made a motion to appoint Leslie Lowe as the Chair Tracy Rossi – 2nd Vote: motion passes unanimously Motion: Grant – made a motion to appoint Ryan Keifer as the Vice Chair Paul – 2nd Vote: motion passes unanimously PUBLIC COMMENT: none MINUTES: The minutes from May 18, 2024 were unanimously approved. OLD BUSINESS none NEW BUSINESS Townhome, 1028 Patton Lane, Kristl (ARC 24-18) The applicant presented the site plan, the location of the project, the building, and materials. There are no eaves on the north and south elevation, but they have a covering over the front patio. The garage materials will complement the building elevation in order to blend in. The Committee discussed the roots of the large tree to front of the building. 1 Ryan – a reduced driveway would be an improvement to the overall frontage; concerned with the brightness of the 2nd floor; likes the wood and the material definition; doesn’t generally associate stucco with mountain architecture Likes the stucco for the fire-resistive material Tracy – likes the palette Elizabeth – not concerned with the color; struggling with the material on the building; the waterfall-look generally wraps the metal down the sides Leslie – without eaves, there will be staining on the stucco Paul – likes the waterfall design Ryan – would prefer metal than stucco, metal is generally the preferred material for this type of design Tracy – the Committee needs to see updated rendering to see the new colors and materials Ryan – what is the extrusion edge? It’s wide for a flat panel the applicant described its installation and means to prevent oil canning Elizabeth – would also like to see the revised elevations Leslie – garage-forward design is a concern Ryan – there are always design options; the 2nd floor and garage material would be fine Paul – agrees, not a concern with the garages Leslie – doesn’t mind the application of colors, the darker color will help the building recede into the trees a bit more; no landscaping plan. some native plants and a patio; need a landscaping plan – suggested a native seed mix Paul – what is the ceilings of the porches – the same as the adjacent wall siding Motion: Tracy – move to table to see a revised elevation without the stucco, including a revised site plan showing the landscaping (seed mix) with protection of the tree in the front; would also be interested in seeing an elevation with the siding the same on each side.
