(d) Discussion: During the workshop with the City Commission relating to changes to Article 30 of the City’s Unified Land Development Regulations impacting the Urban Center Mixed Use Zoning Districts, direction was given to bring back a discussion of establishing development hubs. The roadways within these Districts include Wilton Drive, NE 26 Street, Dixie Highway, Andrews Avenue, and Oakland Park Boulevard. Although the TOC-W zoning district has not yet been adopted, these corridors (Andrews Avenue and Oakland Park Boulevard) are included in the discussion to ensure the development of the zoning regulations have been developed taking them into consideration. The concept of nodes was previously discussed however moving forward we will use the term hub. Both concepts are the same in that they are areas where higher density mixed use developments can occur that feature a pedestrian-friendly environment that fosters walkability and accessibility. As part of the back-up for this workshop is a map of the City outlining the Urban Center Mixed Use Zoning Districts.
