email. All comments submitted by email comment length shall be, if read orally, two (2)
minutes or less. Public Comment received by 5:30pm prior to the start of the meeting will be
read into the record by the Clerk, and attached to the public record. All other comments
submitted by email prior to the start of the meeting shall be made a part of the public record.
- Participating in Meeting: Log-in to Zoom via browser, app or phone. During Public
Comment portion of the agenda use Raise Hand feature to be called on. Raise Hand feature

(a) Subject: Discussion of appropriate locations for Hubs in the Urban Center Mixed Use
Districts
(b) City Manager Recommendation: Discuss development hubs and provide direction to City
staff
(c) Report In Brief: Discussions on appropriate locations for Hubs to be created within the
Urban Center Mixed Use Zoning Districts.
(d) Discussion: During the workshop with the City Commission relating to changes to Article 30
of the City’s Unified Land Development Regulations impacting the Urban Center Mixed Use
Zoning Districts, direction was given to bring back a discussion of establishing development
hubs. The roadways within these Districts include Wilton Drive, NE 26 Street, Dixie Highway,
Andrews Avenue, and Oakland Park Boulevard.
Although the TOC-W zoning district has not yet been adopted, these corridors (Andrews
Avenue and Oakland Park Boulevard) are included in the discussion to ensure the
development of the zoning regulations have been developed taking them into consideration.
The concept of nodes was previously discussed however moving forward we will use the term
hub. Both concepts are the same in that they are areas where higher density mixed use
developments can occur that feature a pedestrian-friendly environment that fosters walkability
and accessibility. As part of the back-up for this workshop is a map of the City outlining the
Urban Center Mixed Use Zoning Districts.

Utilize development standards to maintain small-town fee in the City.
