CALL TO ORDER ITEM 2. APPROVAL OF MINUTES 1. Consideration of Approval to Adopt Planning Commission Meeting Minutes – July 9, 2026 (Maria Chang) ITEM 3. PRESENTATIONS 1. Capital Improvement Plan Update (Chris Luly) Chris Luly, Capital Improvement Plan Administrator, will provide an update regarding Capital Improvement Plan Projects. ITEM 4. OLD BUSINESS 1. Consideration of V#218-26: 64 & 68 Linton St (Public Hearing/Vote) (Natalie Faustine) Request for approval with conditions of a Variance to allow more than one residential unit in each of the two buildings located at 64 and 68 Linton Street and remove the rental restriction currently applied to the property. This item was tabled by the Planning Commission at their meeting on July 9, 2026, to allow the applicant to attend and present. A public hearing was held. ITEM 5. PUBLIC HEARINGS 1. Consideration of Z#174-26: Holbrook Woodstock (Public Hearing & Vote) (Natalie Faustine) Request for approval of a Zoning Condition Amendment and concurrent Variance for the previously approved Holbrook Woodstock development to increase the maximum number of Independent Retirement Living units from 175 to 230 and revise the required southern buffer. 2. Consideration of A#132-26, 200 Dupree Rd (Public Hearing & Vote) (Melissa Sigmund) Planning Commission 1 Staff recommends approval of an Annexation, Rezoning, and associated Variances for a 31.47± acre project located west of I-575 at the northeast corner of Stonebridge Parkway and Dupree Road at 200 Dupree Road and 681 Stonebridge Parkway (A#132- 26). The application seeks to rezone the property from R-40 (Cherokee County) to R-4 for the purposes of developing a residential subdivision with a maximum of 220 single family residences. Associated Variances are requested to the development standards of the LDO for reduced front and side setbacks, and reduced lot sizes. ITEM 6. ANNOUNCEMENTS AND INFORMATIONAL ITEMS ITEM 7.
