Planning Commission Minutes August 12, 2024 The City of Yukon Planning Commission held a Meeting on August 12, 2024 at 7:00 p.m. in the Centennial Building at 12 South 5th St. ROLL CALL: (Present) Jarrid Wright, Chairman Lee Clark, Vice-Chairman Jeff Geis, Commissioner Steven Jones, Commissioner Craig Nuckols, Commissioner (Absent) None OTHERS PRESENT: Jessica Bloye, City Planner with J&A Danielle O’Neal, Assistant Planning Director Julie Shannon, Planning Director Mitchell Hort, Acting City Manager & Dev Serv Director Roger Rinehart, City Attorney INVOCATION: Commissioner Geis FLAG SALUTE: Commissioner Nuckols 1.ITEM: APPROVAL OF MINUTES OF THE JULY 8, 2024 MEETING Motion: Motion to approve July minutes made by Commissioner Jones. Seconded by: Commissioner Clark The Vote: Ayes: Wright, Nuckols, Jones, Geis, Clark Nays: none Vote: 5-0 Motion Carried PLANNING COMMISSION MINUTES 2.ITEM: VISITORS 3. ITEM: PC:2024-17 TO HEAR A REQUEST BY WALLACE DESIGN COLLECTIVE FOR A FINAL PLAT OF THE VARIETY CARE OF YUKON AT 1401 W. VANDAMENT Discussion: Purvi Patel spoke on behalf of Wallace Collective. The Variety Care Clinic is receiving federal funding and is on an accelerated timeline. She is asking that language for #2 and #3 be replaced with a note stating that detention is private, and the maintenance is the responsibility of the property owner. Motion: Commissioner Geis made the following motion: “In the case of the final plat application by Wallace Design Collective, on behalf of Bryant Steven Ventures, LLC, we have read the staff report and received testimony at the public hearing. We find ourselves in agreement with the staff findings cited in the Staff Report. I move that this item be recommended for approval with the following additional conditions: 1. Waterline easement be denoted on plat as public. 2. A note will be added to the plat, that detention will be private and the responsibility of the property owner. Seconded by: Commissioner Clark The Vote: Ayes: Wright, Nuckols, Jones, Geis, Clark Nays: none Vote: 5-0 Motion Carried 4.ITEM: PC2024-19 DISCUSSION, CONSIDERATION AND POSSIBLE ACTION TO RECOMMEND ADOPTION OF AN ORDINANCE TO AMEND ARTICLE 3. SECTION 304 PERMITTED USE TABLE. Discussion: Danielle O’Neal explained that there was a clean copy of the table in the ordinance and a mock-up copy in the packet showing proposed changes. Items highlighted and marked through will be deleted and items added are highlighted with no mark through. Julie Shannon explained that staff used the table every day to make zoning decisions and some things did not make sense on the current chart. Motion: Chairman Wright made the following motion: “We have read the staff report and received testimony at the public hearing. We find ourselves in agreement with the staff findings cited in the Staff Report. I move that we recommend approval of proposed amendment to Section 304 “Permitted Uses Table” of Yukon, Oklahoma – PLANNING COMMISSION MINUTES Code of Ordinances.” Seconded by: Commissioner Geis The Vote: Ayes: Wright, Nuckols, Jones, Geis, Clark Nays: none Vote: 5-0 Motion Carried 5.ITEM: NEW BUSINESS 6.ITEM: OPEN DISCUSSION Commissioner Geis reminded that school is starting so to be careful. Commissioner Clark said kudos on Garth Brooks and how fast it was going. Commissioner Knuckles thanked planning staff for all of their hard work on the agenda items.
