Zionsville Architectural Review Committee - Meeting Minutes
Tuesday, April 26th, 2016

Chair David Rausch opened the meeting at 7:37 am. A quorum was present.
New appointee Todd Rottmann furnished refreshments.
AGENDA:
A motion to approve the agenda as proposed was made by Beth Casselman and seconded by Eileen
Davis. Motion was approved unanimously.
MEETING MINUTES:
A motion to approve the March 22, 2016 meeting minutes as proposed was made by Beth Casselman
and seconded be Eileen Davis. Motion was approved unanimously.
REPORTS:
The 2016 budget was set to $50,000. An encumbered amount of $60,378.00 has been carried from
2015 for 130 Hawthorne and 98 Main Street Projects. No change from previous month.
OLD BUSINESS:
1. Façade Application for 130 Hawthorne St (Chapel):
Metal awnings, sunburst brackets, and lighting design components were discussed. Signage
was discussed briefly. Chapel has been contacted to attend next Committee meeting to
address construction current status, the Grant process, and closeout.
2. Ancillary Structures Application for 98 South Main (Swack) – Green Wall Dumpster Enclosure:
Eileen updated committee regarding the project. The brick corner post/column is being
deleted from the project. Eileen to follow up with owner to furnish committee with an updated
image and construction of proposed wall. Eileen will request for owner to attend next ZARC
meeting to elaborate on proposed design change for committee review and input.
3. Façade Application for 98 South Main St (Swack):
Subcommittee met with owner and discussed color and exterior lighting fixture selections.
Subcommittee will request owner to attend next ZARC meeting. Owner to furnish updated
façade images and elaborate on any design and cost changes from original application.
NEW BUSINESS:
1. David Rausch excused himself from acting chair. Brad Johnson assumed the Chairman role.
2. Façade Application for 120 South Main was presented by David Rausch and Christy Zeller
who represents the Tenant-Three Dog Bakery. Formal application is being submitted and in
process. A copy of the application, prelim costs, and images was presented to the committee.
The project entails removing awning and shutters. Proposed enhancements include adding
awnings over windows and entrance, signage on door awning, side lights and signage lights,
and upgrading the side gate. A dog watering feature was briefly touched on. Awning colors
will be black. Wayne mentioned that all signage will need to meet town ordinance
requirements. Construction is anticipated to start in May, 2016. A motion was made by Tom
Casalini to approve the façade grant up to $6,000. It was seconded by Mike Billig and
unanimously approved. A subcommittee will be assigned to assist with further review of
lighting, awnings, gate, et al associated with the grant requirements.
3. Brad Johnson excused himself from acting chair. David Rausch resumed the Chairman role.
4. Discussion partook related to Façade Grants Recipients and enhancing the process for review
and closure of grants.
At 9:21 am Tom Casalini moved for adjournment. Mike Billig seconded this motion. Motion was
unanimously approved.
