A public hearing to consider a Use Permit to allow a tea house café use in an existing 650 square foot commercial space in front of a residential unit. The tea house cafe will be occupied by appointment only with 1.5 hour appointments available between 11 a.m. and 5 p.m. The rear of the building will maintain its existing residential use. The property is located within the C-1, Neighborhood Business District where a conditional use permit is required for snack bars pursuant to AMC Section 30-4.8. This project is categorically exempt from the California Environmental Quality Act (CEQA) Section 15301-Existing Facilities.
