Being a conceptual review, this was for discussion only. There was no vote on this review. Agent / Owner: Chris Carpentier for J.W. York Properties, LLC, Chris Evans with E+E Architecture Comments:  Scale and massing are a concern  Exposed crawlspace really sticks out as being inappropriate as far as streetscape  Show why it is appropriate as infill  Can easily dwarf the homes around it, grade exaggerates height  Depending on the size of the house, the orientation of a house may be better suited facing Lenoir as it would mimic the house across the street.  Will get more fitting in as far as scale and mass – you have a bigger group of houses on Hiawassee than Lenoir to relate the design.  A massive staircase changes the character of the structure  Putting a multi-story house on what is already a high spot would overwhelm the surrounding properties  Neighboring homes are simple and less than 1175 square feet  A challenge for infill is grading changes.  Complement existing homes in the area, don’t overshadow.  Landscaping sometimes can soften something that might be overscaled, particularly using significant existing plantings 3 OTHER BUSINESS: 1.
