READING OF THE SUNSHINE LAW Pursuant to the Open Public Meetings Act, adequate notice of this meeting, of the Historic Preservation Advisory Commission, has been provided by posting on the bulletin board in the Beach Haven Municipal Building, mailing the same to two newspapers, and by filing a copy with the Borough Clerk. Based on the proceeding findings of fact: “I move that the Historic Preservation Advisory Commission finds as fact that the proposed project Application #2025-03, and Resolution #2025-04 A Demolition, at 132 5th St., does follow the historic design guidelines and (is) in harmony with the visual compatibility of the neighboring properties.” If the application is to be approved conditionally, the following phrase should be added: “This finding is subject, however, to the following conditions:” b. Based on the proceeding findings of fact: “I move that the Historic Preservation Advisory Commission finds as fact that the proposed project Application #2025-03, and Resolution #2025-04B New Construction, at 132 5th St., if constructed according to the plans reviewed at this meeting, does follow the historic design guidelines and (is) in harmony with the visual compatibility of the neighboring properties.” If the application is to be approved conditionally, the following phrase should be added: “This finding is subject, however, to the following conditions:” b. Application for Certificate of Appropriateness #2025-04 Resolution #2025-05 Address: 121 Second St. Block: #158 Lot: #10 Owner: John Peter Purcell Irrevocable Trust DTD Representative: Keith Burns Architect Work to be completed: Work includes an elevator and two new baths. The addition location allows for the expansion of two bedrooms to larger sizes. No new conditioned living space proposed on first floor, beyond the elevator shaft. The other interventions are the addition of a room on the northeast second floor and a hallway that connects the old existing second floor servants’ quarters allowing for a safer entry and new egress window; stack laundry machine being moved to a dedicated space. Due to comments in previous application, concerning the scale of the addition, a new design is being submitted. Mass of the addition is being broken into two parts. One mimics the tower of the adjoining sister property in scale; the other is topped by a gable similar to the existing gables on the house with exposed decorative rafter tails. The decorative motif in the grid panels has been kept and the detail of the installation worked out by utilizing stand offs. Columns in the screened in porch shall be wrapped in wood and painted. Windows are Anderson 400 Series, white, with true-divided lights, six over six. Exposed rafter tails have been shown on the new addition on the east side second story at the east and north roof eaves; matching the existing ones by the third level roof deck. Large egress double hung window, in recess of new hallway, has been changed to a more appropriately sized egress casement window with true-divided lights. 2a. Summary of Application Form: a.
